Among them, BioGlue (CryoLife, USA) is commonly used as a surgical adhesive after surgery for intradural pathology. However, this adhesive can gradually expand by absorbing surrounding fluid, resulting in delayed spinal cord compression and neurological symptoms/signs. In this study, we describe a case of thoracic myelopathy caused by a compressive mass formed after applying BioGlue on the spinal dura at the laminectomy site after spinal meningioma surgery. The development levy and reconstruction levy of the development levy system, which became the basis of the reconstruction levy system, are very similar in purpose, nature, and calculation method, but the difference in actual burden is excessive, raising concerns about equity and balance. In this regard, this study examines the contents of unreasonable charges through literature analysis and case analysis of reconstruction project areas in Seoul and Gyeonggi-do, where reconstruction charges are scheduled to be imposed recently, and proposes solutions from various aspects. The reconstruction levy is generally high regardless of regional factors, such as Seocho, Gangnam, and non-Gangnam areas, complex size, and apartment price level. It needs to be rationally improved. In order to reasonably calculate the reconstruction levy, various measures were proposed to ensure objectivity and fairness by matching the calculation standards and market price reflection rate of the housing price at the start and end of the reconstruction, and by calculating through a specialized institution. This study investigated the accuracy of robot-assisted deep brain stimulation (DBS) compared with conventional DBS using the Leksell arc system.Methods: Between October 2020 and September 2021, 29 patients underwent DBS using the Leksell arc system, while from October 2021 to August 2022, 20 patients underwent DBS using a neurosurgical robot system (KYMERO; Koh Young Technology). Radial errors, total operative time (surgery time, preparation time), and clinical outcomes were compared between both groups through a retrospective analysis. Results: Radial errors were significantly smaller in robot-assisted DBS (1.63±0.39 mm vs. 1.01±0.39 mm, p<0.01). Furthermore, the error of the second implantation was smaller than in the Leksell DBS group (0.216 vs. 0.005 mm, p<0.001). The total operative time of DBS with Leksell frame was 3.47 hours (range, 2.38-5.85 hours) and the surgery time was 2.21 hours (range, 1.08-4.67 hours), while the total operative time in the robot group was 3.92 hours (range, 2.75-5.85 hours) and the surgical time was 2.60 hours (range, 1.02-4.67 hours) (p=0.055, p=0.258, respectively).  First, the convenience of real estate brokerage services can be improved by utilizing artificial intelligence technology of chatbots. Second, a more professional real estate brokerage service can be provided by combining chatbots and real estate experts. Third, by using, artificial intelligence technology of chatbots, customers' preferences can be identified and customized services tailored to them can be provided.
 Recently, real estate brokerage services, using chatbot have, been rapidly developing. Among the various development measures, improving real estate brokerage services using artificial intelligence technology of chatbot is one of the most likely measures. Therefore, the real estate brokerage industry needs to actively introduce chatbot technology to provide more, advanced services.

There have been few reports of patients with SGCE M-D who have been successfully treated with deep brain stimulation (DBS). This case report presents a missense mutation (c.289>T) inherited in a Northeastern Asian family affected by SGCE M-D. The individuals with the condition exhibited clinical manifestations of generalized myoclonus accompanied by sustained cervical dystonia. A 38-year-old woman had a history of generalized dystonia myoclonus with paroxysmal jerks for the past 10 years. The symptoms gradually worsened over the years, affecting her entire body and interfering with most of her daily activities. Genetic testing identified a single base deletion in exon 3 of the SGCE gene, which was considered the genotype underlying her phenotypic symptoms. After failed attempts with oral medications as an outpatient, she underwent DBS targeting the globus pallidus internus (GPI). Her symptoms significantly improved after the activation of the stimulator. The most frequent cause of HFS is neurovascular focal compression of the root exit zone of the facial nerve. Microvascular decompression (MVD) works well, with effects that last almost permanently. We analyzed the surgical outcomes and complications from the last 23 years at our institution. Methods: This study analyzed 244 patients who underwent MVD between June 1998 and July 2021. All patients were followed up for more than 24 months. The preoperative image workups were brain magnetic resonance imaging, magnetic resonance angiography, and constructive interference in steady state (from 2009 onwards). Starting in July 2012, intraoperative monitoring was performed. Surgery was performed through the retrosigmoid approach by a single neurosurgeon. Results: Out of 244 patients, 160 were female and 84 were male. The average age was 53.8 years (range, 19–78 years). In total, 226 patients (92.6%) completely recovered from HFS, two patients (0.8%) underwent reoperation, and complications occurred in 16 patients (6.6%). In 61 patients with preoperative facial palsy on the affected side, palsy improved in 56 patients (91.8%) and 12 patients (19.7%) had thick arachnoid membranes.Conclusion: MVD has a durable effect on the improvement of HFS and may also improve HFS and concomitant palsy if preoperative facial palsy is present. {"title":"Determinants of Housing Price by Region of Seoul","authors":"U-hui Lee, Hae Jung Chun","doi":"10.37407/kres.2023.41.3.173","DOIUrl":"https://doi.org/10.37407/kres.2023.41.3.173","url":null,"abstract":"This study conducted empirical analysis using the hedonic price model to examine regional differences in the determinants of housing prices among the representative examples of decoupling phenomena in inter-regional housing price movements, namely, “Gangnam 3-gu”, “Nodogang”, and “Mayongseong”, from 2017 to 2022.
 In the analysis results, the Gangnam 3-gu emerged as the region with the highest housing prices. It was observed that the longer the elapsed years, the more the anticipation of reconstruction was reflected in housing prices for older apartments. Additionally, a strong preference for convenient living facilities and an excellent educational environment was evident, indicating a dual focus on residential convenience and investment purposes.
 On the other hand, the Nodogang region had the lowest housing prices. The elapsed years were found to be significant only beyond a certain generational threshold. Preference for living convenience facilities showed contrasting results compared to the Gangnam 3-gu. Furthermore, the importance of proximity to subway stations was highlighted, indicating anticipation for reconstruction alongside the significance of convenient public transportation in this region.
 The Mayongseong region fell into the category of higher housing prices. It consisted relatively of newly constructed apartments, and the preference leaned more towards a pleasant residential environment rather than anticipation for reconstruction. This area exhibited a lower connectivity to subway stations, and there was a preference for a close proximity to local markets.  In the price determinants of row houses, the larger the area of exclusive use space and the higher the living floor, the higher the price, and the lower the price over time. The total floor area of the row house complex and the number of parking spaces per household have a positive effect on the price, and the larger the remaining building-to-land ratio, the lower the price. The price of row houses in Seogwipo-si is higher than that of Jeju-si, the price of row houses in the settlement district is higher than that of non-settlement district, and there is a price difference depending on the adjacent road.
 In the price increase determinants of row houses, the area of exclusive use space did not affect the price increase, and the longer the construction is completed, the larger the total floor area, and the higher the number of parking per household, the higher the price increase rate. There was no difference between Jeju-si and Seogwipo-si in terms of price increase determinants, and row houses in the settlement district had a higher price increase rate than non-settlement district, and adjacent road did not affect the price increase rate.
 Through the results of this study, it is necessary to review the reflection of the price magnification for the settlement district when calculating individual land prices and development charges. To achieve this research purpose, theoretical and practical prior studies and domestic and foreign cases of work-integrated learning were reviewed, and based on this, a work-integrated learning model consisting of four types: a full-course integrated model, a specific area advanced model, a specific topic-oriented model, and a multi-process diversification model was proposed. Due to the nature of the major as a specific integrated learning application plan, the real estate major was presented as a specific topic-oriented model, and the tourism major was presented as a full-course integrated model. The implication of this study is that it presented a work-integrated learning model that can be implemented in universities and specific application plans centered on real estate and tourism majors.
