Housing is one of the individuals' basic needs besides food and clothing, and house demand will increase continuously to respond to the increasing population. Consequently, the gaps between housing needs and availability (backlog) in Indonesia remains high. However, home mortgage default probability is still a crucial issue for banks. Investigating the factors that explain home mortgage default probability is important for banks to mitigate the credit default risk. Among these numerous factors, loan and borrowers' characteristics likely play significant roles in determining home mortgage probability. Hence, this study seeks to analyze the effects of credit and borrowers' characteristics on home mortgage default probability. One hundred and thirty-three mortgage customers of the Semarang Branch Office of Bank X are selected as the research sample through the purposive sampling method. Because the dependent variable has discrete values representing different loan qualities (from liquid to doubtful), the data is then analyzed using the ordered probit regression analysis. The results show that loan to value (LTV) is the credit characteristic that affects home mortgage default probability, implying that higher LTV ratios will increase home mortgage default. Meanwhile, education level is the borrower's characteristic that significantly affects home mortgage default probability. This study offers the following managerial implications. First, banks should consider their borrowers' education level. In this respect, education level is closely related to a broader perspective and the amount of income. Second, banks should also consider LTV when allocating home mortgages because it indicates potential borrowers' capacity to pay. Our findings inform banks to take potential borrowers’ education levels into account when making home mortgage credit decisions. According to the Behavioral Finance study, the investment decision is influenced by emotional psychology. Therefore, this study aims to examine psychological factors, that is investor competence and familiarity bias towards the decision of individual investor portfolio diversification. Data were collected using a questionnaire for active investors in Malang, Surabaya and Jakarta. Research questionnaire were distributed in person or online. The results showed that the competence investors has a positive and significant effect on the decision of investor portfolio diversification. Meanwhile, familiarity bias has a significant negative effect on investor portfolio diversification decision. This reflects that investment decisions in trading are influenced by limited rationality, emotional factors, and individual personality traits. The research method in this study is a qualitative method through observation, interviews and documentation. Data obtained by interviewing four informants who know clearly the object under study. The data were analyzed using semiotic analysis, namely the study of signs, in which the meaning of each person will be different according to culture, ideology, and experience. Makassar City, even though the officers are trying to prevent drugs, is very sad on the contrary that many minors are involved in drugs. In 2019, 16 minors were involved in drugs, in 2018 there were 13 children. The object of research is to examine the factors behind the criminal acts involving narcotics by minors in the city of Makassar; and reviewing efforts to tackle criminal acts involving narcotics by minors in the city of Makassar. The results showed, the factors that led to the crime of trafficking narcotics committed by children, namely, environmental factors around them, including:1) Family Factor. A household that does not have harmony in the household makes the child frustrated. Lack of attention and affection that is needed by the child makes the child disappointed and nervous. As an outlet for frustration with their disappointment, the child takes drugs to relieve the hurt he feels; 2) Environmental factor. Intercourse with children outside the home without the supervision of parents or family, children easily get bad associations. The life attitude of children who are still unstable will easily be affected by the involvement of narcotics trafficking, both being intermediaries and over time they will become consumptive; 3) Economic limitations. The vision to fulfill the economic limitations of children is that the sale of narcotics which is very promising to generate large amounts of money will lead to children trafficking narcotics as an intermediary for the sale and purchase of narcotics. Efforts that have been made in the prevention of the criminal act of trafficking narcotics committed by children, namely, pre-emptive efforts made in the form of eductive activities with the aim of knowing the causes, driving and opportunity factors of crime; Repressive measures are carried out by law enforcement officials after the occurrence of a criminal act. The development of a tourism village can create local tourism products as the basis for planning and marketing products, so as to create economic stability and resilience. This research uses Analytical Hierarchy Process with descriptive qualitative method. The sampling technique will be used using strata proportional sampling technique. In the identification of natural attractions, there are 2 (two) out of 4 (four) identified attractions, the MICE Potential in Girimulyo Tourism Village (Srambang Park). Generally, the components of MICE activities are integrated into a training or sports package. The existence of government regulation of Deli Serdang which stipulates cassava as the superior product of Deli Serdang has not maximally helped MSMEs in developing superior products of cassava as a quality processed product and failed in increasing MSMEs income. It is necessary to know how the strategy for developing superior products of MSMEs in Deli Serdang. The purpose of this research is to find aspects of internal and external environmental consist of strengths, weaknesses, opportunities and threats for the development of superior products of Deli Serdang MSMEs, which can used to improve quality and competitiveness. The approach used in this research is descriptive qualitative with the SWOT analysis. The results show that the superior cassava product development program has 8 strength factors, 10 weakness factors, only 5 opportunity factors and 5 threat factors which indicate that the development of superior cassava products has not succeeded. The research method used in this study was a classroom action research (CAR). It was performed in two cycles at the ESL Classroom especially in the intermediate listening class. The procedures in every cycle included planning, implementing, observing, and reflecting. Qualitative data was collected by using observation, interview, and questionnaire. Analysing data by comparing the mean score of pre-test and post-test was as a quantitative data. The research findings prove that authentic materials improve the students’ listening skill. It was demonstrated by the improvement of students’ mean score. The mean score of pre-test was 58, 38. It improved to 70.15 in first post-test and improved up to 82,82 in second post-test. The improvements of students’ listening comprehension are: 1) the students could locate and determine the general information (central idea), 2) the students could discover the detail information, 3) the students could find the implicit information, 4) the students could find the purpose, and 5) the students were able to make inference.
