This study aims to identify the impact of D.U.P, including direct and indirect regulations and incentives related to local commercial districts, on the survival of Restaurants. Based on this, we aim to draw implications for the role of D.U.P and local commercial district management policies in the future. To this end, we used ‘Survival Analysis’ to identify the Survival Rate and influencing factors of Restaurants in Seoul as a whole and in each of Seoul's Three Downtown. The results showed that there was a difference in the survival rate of restaurants depending on whether or not a D.U.P was established, and that the survival rate and influencing factors of Restaurants differed by type of D.U.P and Three Downtown. First, economic characteristics were derived as variables that had the greatest impact on store satisfaction. Second, facility characteristics ranked second in influence. Third, commercial district characteristics, location characteristics, and institutional characteristics, which are the external environment and conditions of collective shopping malls, were found to affect store satisfaction, but their influence was not significant. Finally, it was found that the characteristics of management and operation did not affect store satisfaction. The research site is Seoullo 7017, located in Seoul, South Korea, and the research period is from May 2017 ~ May 2019. The research method was based on observational surveys and literature research, and analyzed data were from the Seoul Information Communication Plaza. There were three types of public-private cooperative greeninfrastructure operations: resourcecentered- public&public cooperation, social problem solving-foundation cooperation, and technologybased - enterprise cooperation. And there were four types of analysis frameworks: greenhouse gas reduction, green growth, improvement of leisure quality of life, and community innovationAs a result of the research, public-private cooperation for the realization of a carbon-neutral city had common results in four aspects: greenhouse gas reduction, green growth, improvement of leisure quality of life, and community innovation. However, the improvement of the quality of leisure life and community innovation differed according to the type of public-private cooperation, which showed that the participation of various public-private cooperation actors improved the quality of life of various members of society and influenced innovation in local communities. The research aims to identify the role, achievements, and limitations of the campustown project in Seoul. The analysis of these cases sheds light on the significance of collaborative efforts between universities and local communities in regional regeneration initiatives. Additionally, the study underscores the pivotal role played by the Seoul Campustown Project in fostering public engagement in the urban regeneration process. As a result of the analysis of changes in access to sports facilities by city type, the effectiveness of the long-term planning for balancing public sports facilities with the goal of increasing the walking use rate of public sports facilities in all city types and improving access to sports facilities centered on residential areas within the target required time was proven. This study aims to propose criteria for landscape color planning by selecting items that should be important when establishing landscape color plans that were not covered in previous studies, and analyzing the importance among evaluation items of selected evaluation items. As a result of the study, first, the evaluation items leaked from the research literature related to landscape color were reclassified and 41 items were derived through FGI. Second, 41 evaluation items were classified into 4 types, and were readjusted to 16 items through discussion and survey analysis. Third, as a result of analyzing using AHP, importance was analyzed in the order of harmony(.394)> continuity(.257)> aesthetics(.193)> symbolism(.156) in the major classification, and it was confirmed that the pairwise comparison had reasonable consistency. As a result of the relative importance analysis among evaluation items, the priority considering important weights was “: Harmony with surrounding natural environment> Harmonization with adjacent buildings> Improvement of relationship between landscape elements> Harmonious and continuous landscape”. Among them, a total of 227.0 ten thausand households moved to one person aged 65 or older or elderly couples. The reason why elderly households, which account for 5.4% of all households in housing movement, are important is that Korea has a fast low birth rate and aging rate, and a super-aging society is expected in 2025. Recently, it was reported that Korea also has the fastest rate of low birth rate and aging among OECD countries. This is also the reason why interest and discussion on elderly households are needed, and housing is an indispensable issue among welfare policies. In general, elderly households aged 65 or older can be viewed as single-person households due to divorce or bereavement after their adult children are separated, and they need to analyze where, how much, and why they move their housing. In this study, in terms of the utilization of new flexible spaces, the spatial components should be considered by people who have actual demand standpoint in applying residential architecture using containers to the actual situation in Korea were analyzed in various visual aspects. In order to derive variables through previous studies and expert opinions and verify demand as an alternative living space, in-depth interviews were conducted with homeowners and consumers with purchasing power, and additionally, In order to collect a wide range of opinions, factor analysis was conducted through a questionnaire survey in the Seoul metropolitan area who are willing to purchase from 20s to 40s. As a result of the in-depth interview, it was found that the preference for individual location and group location, including infrastructure accessibility, coexisted, and safety and privacy protection were also of interest, and property value formation and profitability were considered factors. According to the survey results, four factors were converged: “Settlement environment factors”,“Development condition factors”,“business strategy factor”, and “Material Utilization Factor”. Among them, “Material Utilization Factor” was not a factor to be considered by in-depth interviewees. This study aimed to validate the statistical reliability, stability of the Seoul actual price index for apartments developed by the Seoul Metropolitan Government, and its conformity on shortening of the publication time difference from 45 days to 15 to secure the timeliness of the index. The result showed that Seoul actual price index for apartments by building ages and housing areas have statistical reliability and stability throughout all detailed subtypes. Also, the additional analysis on the change in the index after reflecting cancelled transactions showed that there was insignificant difference between the original index and the index reflecting cancelled transactions. Housing prices soared as liquidity that wanted to invest was flocking to the real estate market due to the overlapping low-interest rates in the loan market and abundant liquidity in the market. The “YoungKle” phenomenon occurred in the housing market when the MZ generation feared that they would not be able to have their own house for the rest of their lives due to the news of the rapid soaring in house prices, so used all possible loans with their parent's help to buy their housing. Investment in real estate requires clear risk analysis and yield analysis, so must be determined based on reasonable judgment, nevertheless, panic buying occurred.
