摘要

房价指数作为反映房价走势的指标,既要具有准确性,又要具有时效性。此次研究的目的是验证首尔市开发的首尔公寓实际价格指数的统计可靠性和稳定性,以及将公布时间从45天缩短到15天的一致性,以确保指数的时效性。结果显示,首尔市按建筑年龄和住宅面积划分的公寓实际价格指数在所有明细分类中都具有统计上的可靠性和稳定性。另外,对反映取消交易后的指数变化进行分析,原指数与反映取消交易的指数之间的差异不显著。因此,此次研究通过实证证明,首尔市的公寓实际价格指数以登记日期为基础,通过收集和分析数据,可以确保时效性,而且不会造成房地产市场的扭曲。
