Three tenure categories are explored: homeowners who own both home and land (own–own), homeowners who do not own land – often paying to rent it (own–rent) and home renters who also rent their land (rent–rent). A new nationally representative US survey sheds light on the characteristics of these residents, with a focus on metropolitan compared with non-metropolitan locations, landownership, house titling, the type of home financing used by borrowers and financial stability. This survey provides detail previously unavailable in other data. Results show that US MH buyers are much less likely to use mortgages compared with site-built home buyers. Instead, MH owners who currently have a loan for their home are more likely to use home-only (‘personal property’ or ‘chattel’ loans) or contract financing arrangements such as rent-to-own, seller financing or contract for deed. Mortgages have the strongest consumer protections, so use of these alternatives leaves buyers more at risk of eviction, foreclosure and financial instability. Challenges with access to mortgage financing and robust consumer protections are especially acute for MH owners in metropolitan areas because they are more likely to rent their land. While many see rent control as a way to assist families in need of affordable housing, evidence of its effectiveness is sparse. We fill this gap by examining the effects of New York City’s rent stabilization policy on elderly renters. We find that elderly renters experience greater rent burdens than younger renters and, on average, benefit more from rent control. Specifically, elderly renters are more likely to live in rent-stabilized units and to receive greater rent discounts. However, this “elderly advantage” is mostly explained by elderly renters’ greater housing stability and disappears (in some cases, even reverses) after tenancy duration is accounted for. Our findings suggest that while New York City’s rent stabilization offers more support to older renters overall, it also, by favoring longer tenancy, leads to uneven allocation of policy subsidies among elderly renters. Using France as a case study, it conceptualizes Google Maps as an ordinal device: a ranking mechanism that classifies and orders businesses based on data-driven metrics rather than traditional market dynamics. The findings reveal how Google Maps fosters new forms of competition, where business success is increasingly determined by algorithmic valuation and digital reputation. This process transforms market hierarchies, embedding merchants into a self-reinforcing cycle of data accumulation that strengthens Google’s informational dominance. While extensively studied, its expression at the metropolitan scale remains underexplored. This article addresses that gap by introducing the concept of spatial consciousness – comprising phenomenal, representational and intentional dimensions – as a key element of metropolitan attachment. Building on this concept, I propose an analytical framework with three core components of metropolitan place attachment: mental image, symbols and collective action. The framework is applied through a qualitative study of the Urban Master Plan for the Metropolitan Area of Barcelona (2011–2023), the first metropolitan plan in the region to incorporate citizen participation. Urban plans organise space and establish centralities and connections, while participatory mechanisms in metropolitan planning offer inhabitants opportunities to reflect on their relationship with the territory and to consider the metropolitan region as a coherent whole. By studying the observations of citizens and representatives of civil society in the process of citizen participation, as well as the views of the team responsible for the urban plan, I identify the components of metropolitan attachment. My findings suggest that such attachment in Barcelona is relatively weak among citizens and primarily shaped by cognitive elements. With qualitative methods, the political socioeconomic context of a Google data centre project in Luxembourg was reconstructed. It is seen that the project resulted from both the country’s pursuit of a niche within global economic flows and Google’s international agenda to secure its business position. An eight-year narrative materialised with local dissent on one side, and the refusal of big business and big politics to disclose information to the public on the other. These unions arise in an adverse context: they lack support from strong labour movements, are growing amidst the decline of progressive social mobilisations and exist predominantly in societies defined by high homeownership rates. Paradoxically, this adverse context makes tenants’ unions more necessary than ever, as they provide a critical counterbalance to the concentration of power in rentier hands. Their precarious situation underscores the urgent need for an international coalition to support radical tenants’ unions in their shared aim of gaining the tactical capacity to resist rentier capital’s attacks. Sharing diagnoses and organisational resources to expand their base, develop member defence strategies and deploy direct-action tactics is essential to protect tenants from exploitation in the context of an increasingly powerful transnational rentier class and its extractive capacity. However, neighbourhood-based organising continues to face political ambiguities and structural limitations, raising strategic questions about how local struggles connect to broader tenant movements. In this paper, we present the results of extensive empirical research into housing densification as an urban development strategy in Gauteng, the region surrounding Johannesburg in South Africa, and in the Austrian part of Alpine Rhine Valley, which is the economic center of the province of Vorarlberg. Though these case study areas may initially seem disparate, interrogating the intertwined processes of densification and commodification allows us to identify shared challenges, contrast responses, and develop broader implications for urban theory. In the Gauteng City-Region, the territorial legacy of apartheid persists through housing development on the urban peripheries. Despite concerted policy efforts encouraging spatial change, the “business” of densification largely continues along the same lines, perpetuating urban sprawl at low densities. In the Alpine Rhine Valley, densification is embedded into territorially fragmented public–private governance arrangements. The ideal of the single-family home persists, even as “sustainable” private-sector projects extract value through denser housing production. While these cases are different, we found that housing densification is a key strategy of urban development and governance in both urban regions, reinforcing existing power hierarchies, maintaining socio-spatial stratification, and preserving existing forms of social reproduction. Comparing these two cases reveals how densification is deeply intertwined with commodification in the production of contemporary urban landscapes. Based on ethnographic fieldwork in the periphery of São Paulo and informed by debates on neoliberalism and the rise of the far right, the analysis identifies four progressive and three conservative publics among the urban popular classes.
