{"title":"Дискриминация арендатора: ксенофобия или практика безопасности","authors":"Анна Юрьевна Казакова","doi":"10.18334/ZHS.6.2.40814","DOIUrl":"https://doi.org/10.18334/ZHS.6.2.40814","url":null,"abstract":": Domestic discrimination faced by certain categories of tenants in the rental market is usually interpreted through the psychological category of xenophobia, and immigrants from far and especially near abroad are considered as the main and practically the only vulnerable group in the scientific literature. The article, based on the results of the content analysis of ads on the rental of residential real estate of various types (price segments), refutes the hypothesis of a predominantly xenophobic or prestigious motivation for the selection of potential tenants by homeowners. Categories of tenants, most often subject to biased selection, are highlighted. In terms of frequency, families with children, especially single-parent families, are the least favored in comparison with the rest. Factor analysis by the principal component method shows that the main source of the owner’s demands is the care for the safety of the property located inside the housing and the cost of repairs. {"title":"Прикладной метод архитектурно-планировочной индивидуализации квартир","authors":"Алена Дмитриевна Пичугина","doi":"10.18334/ZHS.6.2.40813","DOIUrl":"https://doi.org/10.18334/ZHS.6.2.40813","url":null,"abstract":": The article touched upon the issues of customization of intra-apartment spaces: the existing methods of adapting apartments to customers’ requests were considered, and the architectural and planning features of various housing construction models were identified. The author has developed an applied method of architectural-planning customization of apartments by the users themselves using the planning constructor. For this, all possible zones in a multi-family residential building were structured into various categories and modified in the form of planning modules. The planning constructor allows users to combine modules, collecting apartments into blocks in an infinite number of variations, revealing to the residents almost limitless possibilities for individualizing apartments, while the architect, in this case, acts as a “moderator” and only slightly modifies the results. Architectural planning and design solutions were developed, as well as docking principles for residential buildings of three types: blocked building, gallery, and tower. The principles of creating facades of such buildings are described according to the same principle of the planning constructor; the principle of the location of vertical engineering communications in the house was described. Application of theoretical (studying and generalization of results of researches of theoretical and scientific and practical developments in the sphere of building of the relations between consumers and builders in the housing market) and empirical (questioning of groups of consumers, sociological poll, the analysis of the statistical data which allowed to reveal consumer preferences in the primary market of multi-storey residential real estate) methods of research led to definition of three main strategic directions of activity of developers at implementation of investment and construction projects: focus on customer comfort, focus on fast sales and focus on the company’s image. The algorithm of decision-making by development companies on the choice of one or several strategic directions in the construction of residential real estate is also developed. The application of the algorithm will reveal the preferences and opportunities of investors and potential buyers, quickly choose the right direction of the project and successfully implement it. In addition, it proposes a quantitative approach to the measurement of the intensity of governmental regulation of rental housing market. Using the regulaiton intensity indices that characterizes such policy tools as the rent control, protection of tenants from eviction, and the rationing of housing, we show the main trends of state intervention in 81 countries/provinces between 1910 and 2017. Объектом исследования является рынок жилищных инвестиций, в рамках которого осуществляются инвестиции в воспроизводство жилищного фонда: производство, распределение, обмен, потребление и реновацию жилища. Целью исследования является выявление и анализ рыночных диспропорций на рынке жилищных инвестиций и оценка их последствий. Данный рынок играет особую роль в развитии национальной и региональной экономик в силу значительного мультипликативного эффекта, вызываемого инвестициями в воспроизводство жилища. Актуальность работы обусловлена выявленными негативными тенденциями в функционировании рынка жилищных инвестиций, проявляющимися в существовании структурных, воспроизводственных, количественных, ценовых, пространственных и других диспропорций в его развитии. Выявленные диспропорции являются следствием серьёзных деформаций производственных отношений на рынке жилья и неэффективных мер государственного регулирования. В то же время они приводят к новым диспропорциям, проявляющимся в низкой доступности жилья для населения, неблагоприятной конкурентной среде на рынке жилищных инвестиций, нарастающем износе существующего жилищного фонда, дисбалансе цен на рынке жилья и других.
