The article, based on the results of the content analysis of ads on the rental of residential real estate of various types (price segments), refutes the hypothesis of a predominantly xenophobic or prestigious motivation for the selection of potential tenants by homeowners. Categories of tenants, most often subject to biased selection, are highlighted. In terms of frequency, families with children, especially single-parent families, are the least favored in comparison with the rest. Factor analysis by the principal component method shows that the main source of the owner’s demands is the care for the safety of the property located inside the housing and the cost of repairs.
