Despite the notable growth and potential of the Tanzanian real estate market, there is lack of comprehensive, empirical studies that analyze the specific patterns of FDI inflows in the real estate industry in Tanzania over an extended period and their contributions to national GDP and other economic indicators. This systematic review aims to examine the trend of foreign direct investment (FDI) in Tanzania’s real estate industry from 2000 – 2020. Further, this review helps to determine the contribution of FDI to growth of GDP and other economic indicators in the country. Result shows that there was an irregular trend of FDI inflows in Tanzania’s real estate activities with various asymmetrical decrease and increase throughout the period from 2000 – 2020. However, the FDI inflows in real estate activities is not significantly associated with national GDP, national GDP growth rate, total FDI inflows in the country or contribution of the real estate activities in national GDP. There was a higher growth rate (between 4.2% - 7.5%) of real estate activities from 2000 – 2010, but was followed by a sharp decline to less than 2% in 2011 and then a steady growth rate of above 4% from 2015 – 2020. The percentage shares of GDP by real estate activities was relatively higher and steady from 2000 – 2010, followed by sharp decline from 2010 – 2011 and further decrease towards 2020. Further analysis indicated that there was a general increase in contribution of real estate activities in national GDP from 2000 – 2020. It is concluded that, FDI inflows in Tanzania’s real estate activities show an irregular trend with various asymmetrical decrease and increase throughout the period. The annual growth rate (%) of real estate activities in national GDP displays an irregular trend from 2000 – 2020. Further, there is a general increase in contribution of real estate activities in national GDP during the review period.

Online lending is supplanting the financial intermediation function hitherto predominantly held by banks. This study examines the factors influencing Indonesians' inclination to transition from traditional banking services to online lending. It seeks to understand the appeal of online lending, which has enabled it to supplant Indonesian banks in financial intermediation, employing the Push-Pull Mooring theory. \u0000Methodology: This study used a nonprobability sampling technique to choose 200 respondents who are consumers of banking services and have transitioned to online lending. Data was gathered through Google Forms and subsequently analyzed utilizing SEM-PLS 4.0. \u0000Findings: The findings indicate that pull variables exert the most significant impact on the inclination to transition to online lending, with push variables following closely behind. The variable "switching barrier" does not influence the intention to switch to online lending. However, switching costs and low financial literacy significantly impact the switching barrier. Additionally, the moderation effect does not enhance the relationship between dissatisfaction with banking and the appeal of online lending. Online lending has attracted users by providing a value proposition that includes easy digital onboarding, quick loan processing and payout, and unsecured credit options for unbanked customers. The influence of brand loyalty on customer choices when selecting an online lender is minimal. \u0000Contributions: This study aims to enhance marketing theory and consumer behavior understanding by investigating the factors influencing Indonesians' intention to transition from traditional banking services to online lending, specifically focusing on Push-Pull and Mooring factors.

In this case, health development leads to public awareness and their desire to live healthily. One indicator of development success is the change in the average life expectancy (AHH) of an area. Life expectancy is a national or regional standard for measuring the government's success in improving public health. The life expectancy rate for DIY Province will be the highest in Indonesia in 2022.\u0000Study Design: This research is using quantitative design with analysing data time series using secondary data.\u0000Place and Duration of Study: Sample: The data used is annual data from 2000 to 2022, obtained from the online data of the Yogyakarta Health ministry and in figure.\u0000Methodology: The analytical method used is multiple regression on time series data.\u0000Results: The results of the study showed that the number of health workers, outpatient visits, and inpatient visits did not have a significant effect, while the number of hospitals and health centres had a significant effect on life expectancy. It is hoped that this research can become the basis for policies to increase higher-quality medical personnel in the future.\u0000Conclusion: The number of health workers, outpatients, and inpatients does not significantly impact life expectancy unless accompanied by quality facilities and infrastructure. In times of crisis (e.g. pandemic), inadequate facilities can decrease life expectancy. Additionally, increasing health workers without equal distribution, especially in remote areas, has no effect on life expectancy. However, the number of hospitals and health centers has a significant impact on life expectancy as they provide essential disease prevention and treatment services.

Traditional housing supply mechanisms often struggle with inefficiencies related to funding, policy constraints, and market dynamics. This article explored the potential of group economics as an innovative approach to enhance housing supply in South Florida, specifically through a case study in Miami. Group economics, rooted in cooperative behavior and mutual aid, emphasizes collective action and resource pooling to address housing challenges. The study employs a qualitative strategy that involves document analysis to provide a detailed examination of three specific projects: Liberty City Community Land Trust (CLT), Little Havana Cooperative Housing, and the Overtown Collective Self-Build Project. The data were gathered from policy documents, statistical reports, and existing literature on these projects. Findings indicate that the Liberty City CLT model successfully provided long-term affordable housing through land leases, enhancing community stability and engagement despite funding challenges. The Little Havana Cooperative Housing project demonstrated significant cost savings and improved quality of life for residents through shared amenities and democratic governance, though it faced complexities in decision-making processes. The Overtown Collective Self-Build Project achieved substantial cost reductions and skill development among participants, fostering strong community bonds, albeit requiring significant time investment. Comparative analysis revealed that while all three models effectively increased housing affordability and supply, each had unique strengths and scalability challenges. The CLT model ensured long-term affordability, the cooperative housing model provided immediate cost savings and enhanced amenities, and the self-build project promoted self-sufficiency and skill acquisition. This study underscores the potential of group economics to provide sustainable and community-focused housing solutions. It advocates for addressing the urgent need for affordable housing in urban centers like Miami.

Various studies have been conducted to capture these behavioral attributes that may invariably have an influencing effect either knowingly or unknowingly on the investors. This study aims to identify these behavioral biases influencing investor’s decision-making when they are active participants in the Indian Derivative market. \u0000Methodology: The study is conducted using primary data over 200 derivative investors within the northern Indian subcontinent aged between 18 years to 50 years. A questionnaire has been adapted from the defined scales from literature and uses the Likert scale to measure the behavioral patterns of investors. A cross-sectional survey method is used to distribute the questionnaire both online and offline. Factor analysis is then employed to identify the latent variables impacting the decision-making. \u0000Results: The sample under study generated six factors that have a significant influence on decision-making. These factors include Herding bias, Overconfidence bias, Risk Aversion, Market Responsiveness, Information processing Style and Information Reliance. All these factors have a significant influence on the investors buying and selling behavior in the Indian derivative market. A reliability test was run to assess the reliability of the factors where the Cronbach alpha was found to be above 0.8 for all the factors which shows a strong internal coherence among the factors.
