In particular, the deep renovation interventions are at the centre of a cultural debate, as evidenced by the research carried out on large modernist peripheral settlements. In this context, it is interesting to investigate how this approach can be applied to those historic urban tissues and smaller centres that strongly characterise the Italian and European territory. In France, between 2006 and 2015, 125,000 dwellings were demolished and 100,000 rebuilt. The cost of demolition and reconstruction of one dwelling amounted to 165,000 euros. Our alternative approach showed that it is possible to significantly transform a dwelling for the cost of 55,000 euros. Transformation means openness, extension, more space, more light, more freedom of use» (Lacaton, 2020). This article discusses the methodologies developed by  Lacaton & Vassal for social housing in French suburbs and examines their “alternative approach” from a constructional and bioclimatic standpoint. The whole neighbourhood is now affected by a wide-ranging transformation project which combines the features of aspects which really pertain to architectural building refurbishment within a broader framework of urban regeneration. Part of this project is financed by the National Programme for the Quality of Living. The design develops dwelling models aimed at strengthening the social structure at various levels (family, block, community, neighbourhood, local associations), making the most of local features. It includes initiatives to foster inclusion based on a broad network of infrastructures and services. An important feature is transition spaces, semi-private and semi-public, in which the idea and the quality of community is challenged. By analysing some emerging trends in the residential demand, highlighted by the COVID-19 pandemic but referable to phenomena characterised by much longer trajectories, the research aims to highlight certain criticalities and shortcomings in the current design and evaluation practices and to shed new light on the potential value of spaces that are typically underused – and underestimated – but highly transformable. This paper presents the results of the research carried out by the Federico II University “PER_CENT/ PERIPHERIES AT THE CENTRE”.
