However, little has been said about how NGOs can become a key success factor for sports events. Palliating the uncertainties associated with consumer response, in this paper it is argued that NGO activist behavior is now a stronger antecedent of success in sporting events than consumer response. The entrant's information provision affects the optimal contract proposal by the incumbent and leads to communication incentives that are highly non-linear in the size of the innovation. Entry with small and medium-to-large innovations is announced whereas small-to-medium and large innovations are not communicated. It is demonstrated that this equilibrium communication behavior maximizes ex ante total welfare by reducing the anti-competitive impact of excessively exclusive contracts. The analysis is based on data obtained from a survey conducted by the International Center of Work and Family at IESE Business School. Yet a synthesis is still lacking, and differences in the terminology have created confusion. This paper stimulates and facilitates future research by unpacking the nature of unbundling operations. We suggest that outcomes of unbundling may be mediated by variables, such as factors at process and management level, which have been greatly neglected in existing research. The paper builds a framework on antecedents, process and outcomes of unbundling by integrating empirical findings and theoretical contributions. The recent creation of the European Mortgage Finance Agency (EMFA), as an attempt to build a single European securitization market, is an important step toward integration within the wider goal of EU financial integration. Obstacles to integration, potential members of the EMFA, and its main goals and advantages are discussed in the forward-looking section of this paper. In addition, the paper deals with three important aspects of the EU mortgage market, taken as a whole: • How it operates. Other aspects considered include transaction costs, transparency requirements affecting credit institutions (European Code of Conduct), and a classification of mortgage products on the market. • Refinancing in Europe (as compared to the USA).
