Therefore we would like to contemplate on the convergence of Finance with IT Technology in the banking industry which was accelerated by the outbreak of COVID-19 pandemic around 2021 when Toss bank started business. The digital transformation of traditional banks has been progressed rapidly since the launch of Korean virtual banks. Kakao Bank successfully achieved an IPO after several series of success but failed to meet the government's goal of meet the medium-rate(Subprime) loan demand of the undeserved class. The establishment of Toss Bank was authorized mainly to supply more medium-rate(Subprime) loan in the personal banking area and, in the meantime, Big tech companies such as Naver were advancing into the financial industry. In particular, as small businesses and self-employed people, especially in the Seoul metropolitan area, are located in apartment-type factories, the factors of selecting the location of the Knowledge Industry Center have become an important matter of business management. The method of research was conducted on customers who chose to move into the Knowledge Industry Center (apartment-type factories) only in Seoul and Gyeonggi-do, and the variables for the hypothesis test were service quality (type, reliability, responsiveness, certainty, empathy), customer satisfaction, consulting and a total of three variables were extracted to form the final research model. The statistical analysis used the STATA 14.0 program to test statistical significance based on a significant level of .05. The results of this study's empirical analysis are summarized as follows. First, econ omic f actors had the g reatest impact o n the t en an t's decision to move i n. This may be due to the continued rise in rent, including monthly rent, in the Seoul metropolitan area. Rather, it was concluded that the economic factor was the biggest sub-factor in the decision to move in, given that the rising prices of buildings and land in the Seoul metropolitan area are directly an economic burden to tenants by implementing the ceiling on the sale price. Second, in addition to economic factors, it was concluded that tenants consider whether the location is convenient the most. This was because most companies operating in the Knowledge Industry Center had less impact on the decision to move in than on economic factors in that they were self-employed or small business owners, but nevertheless, there were many places where customers and suppliers could find a junction, which means that more residents would like to move in where they are convenient to locate. Finally, all of the factors involved management and service quality and quantity, which were found to be statistically significant. The better the occupancy factor, the higher the quality of management and service, the higher the quality of the service that customers feel. This also led to the conclusion that management and quality of service would eventually be a factor in the occupancy and choice of occupancy. In sum, the research suggests that the Knowledge Industry Center needs to consider economic factors in order to gain more competitiveness. The level of income for small businesses and self-employed people who can be located around the area where the center wants to be located should be accurately identified and the level of rent should be determined. Investors in financial institutions are paying attention to alternative investment assets to cope with the weakening profitability of their investments, as it is difficult to expect profitability from bonds and stocks, which are traditional investment assets. Among them, real estate investment has steadily become an essential factor in institutional investors' portfolios, as real estate investments can be guaranteed high returns depending on location and supply and demand conditions, but are relatively less affected by financial market trends. In particular, financial institutions, which are actively expanding alternative investments due to falling operating returns due to the worsening economy, are focusing on profitable real estate equity investments. However, despite the growing demand for real estate Equity investment by financial institutions, there are few specific investment criteria for which investment impact factors are determined, in the case of domestic real estate investment decision-makers, few have focused on investment. The objective of this study is to empirically analyze and identify the investment impact factors on the investment satisfaction and willingness of financial institutions in the real estate equity investment market, and to specifically analyze the differences in the types of investment impact factors. This study first examined the preceding research to derive the influences of real estate equity investment, and conducted a survey on investors from financial institutions. In addition, investor characteristics used descriptive statistical analysis, and factor analysis was conducted to verify the validity of the survey variables. Based on this, a regression analysis was conducted to test the hypothesis, and additionally a descriptive statistical analysis was used to analyze differences in the importance of investment impact factors depending on the type of financial institution. The results of the study are summarized as follows. First, as a result of hypothesis tests on investment impact factors and investment satisfaction for investors in financial institutions, location characteristics, profitability, and stability were adopted, and location characteristics were the factors that affected investment satisfaction the most. A hypothesis test of investment impact factors and willingness to reinvest in financial institutions showed that profitability and stability had a positive impact on the willingness to reinvest. Second, after analyzing the difference in importance of investment impact factors according to the type of financial institution, bank investors value stability and capital investors value timeliness the most among the investment impact factors. UN standards classify aging society, aging society, and super-aged society when the proportion of people aged 65 or older to the total population is 7%, 14%, and 20%. According to the National Statistical Office's forecast (2020-2070 Future Population Estimation) according to the current trend, the entire country will enter a super-aged society by 2025. As such, aging requires a major shift in the paradigm of social management as a phenomenon that has a great ripple effect on society as a whole. If Korea's population aging progresses slowly over 100 years like other countries in the world, society will gradually adapt and change in line with the changing demographic structure. However, the pace of aging in Korea is unprecedentedly fast. Korea ranks first in the elderly poverty rate and the elderly suicide rate among OECD member countries. The quality of life of the elderly falls short of the OECD average. These phenomena are inevitable results of failure to prepare for a new paradigm shift of population aging. Some experts warn that more problems will emerge in the future as Korea's elderly population is close to 38% in 2050 and is expected to become the world's oldest country. This is a well-known fact that no group, no policy, or specific person can be held accountable. Overall, it is a topic that individuals, groups (businesses, etc.), and countries should constantly think about. Hints were obtained from Japan, which currently lives in a super-aged society, and the contents that previous researchers commonly pay attention to were collected and prioritized. In conclusion, in order to solve the aging problem, the elderly must be the subject of production and consumption.
