The mode of workforce recruitment, job retention and disengagement are largely informal with an attendant high rate of construction site accidents often resulting in injuries and fatalities to persons and properties. This study examines the social and economic effects of site accidents on Nigerian economy. Descriptive survey research was employed with structured questionnaire as research design and administered to twenty major construction companies operating within southern Nigeria. Interviews were also conducted with owners/directors, contract managers, construction project managers, health and safety officers, site managers, affected workers and families alike to validate study results. Data obtained from field survey were analyzed. The study revealed loss of company productivity, reduction in living standards as having the most economic impacts on construction companies and their affected workers/families respectively. Additionally, loss of customers’ confidence and loss of the family bread winner represents the highest social impacts on the construction companies and affected workers/ families. The study concludes that there is existence of low commitment towards workers’ health, safety and general wellbeing by Nigerian construction firms. The study therefore, recommends that government at all levels should enact and strictly enforce Construction Industry Health and Safety Laws, and sanction firms that contravene Health and Safety Regulations. Furthermore, construction firms irrespective of size should demonstrate visible leadership towards workers’ health and safety.","PeriodicalId":311104,"journal":{"name":"Journal of Surveying, Construction & Property","volume":"1 1","pages":"0"},"PeriodicalIF":0.0,"publicationDate":"2020-06-25","publicationTypes":"Journal Article","fieldsOfStudy":null,"isOpenAccess":false,"openAccessPdf":"","citationCount":null,"resultStr":null,"platform":"Semanticscholar","paperid":"128032599","PeriodicalName":null,"FirstCategoryId":null,"ListUrlMain":null,"RegionNum":0,"RegionCategory":"","ArticlePicture":[],"TitleCN":null,"AbstractTextCN":null,"PMCID":"","EPubDate":null,"PubModel":null,"JCR":null,"JCRName":null,"Score":null,"Total":0}

Inefficiency in handling defects or damage buildings systematically have to cause various effects and negative impact to users and is also the owner of the building. A total of 300 school buildings has been chosen for this study to identify the factors contribute to the building defects and to identify the condition of the buildings. The purpose of this paper is to establish the relationship between factors affecting, defects and building condition. The data is collected from through secondary reports from archive document of Public Work Department (PWD) Malaysia. A semi structure interview was conducted to confirm the common factors contribute to the defects especially for building in Malaysia. The findings show the 7 factors contribute a significant relationship with building condition of the school building such as maintenance, waterproofing, vandalism, lack of supervision, cleaning, user and the chemical agent. Result also shows found that 16 schools in good condition, 218 schools in average condition, 65 schools in critical condition and 1 school in very critical condition.","PeriodicalId":311104,"journal":{"name":"Journal of Surveying, Construction & Property","volume":"19 1","pages":"0"},"PeriodicalIF":0.0,"publicationDate":"2019-06-28","publicationTypes":"Journal Article","fieldsOfStudy":null,"isOpenAccess":false,"openAccessPdf":"","citationCount":null,"resultStr":null,"platform":"Semanticscholar","paperid":"132250805","PeriodicalName":null,"FirstCategoryId":null,"ListUrlMain":null,"RegionNum":0,"RegionCategory":"","ArticlePicture":[],"TitleCN":null,"AbstractTextCN":null,"PMCID":"","EPubDate":null,"PubModel":null,"JCR":null,"JCRName":null,"Score":null,"Total":0}

These issues could be anticipated and addressed at an earlier stage by implementing effective risk management system. From previous studies on risk management system implementation into construction project as suggested by various studies show that there is no formal risk management system and integration of risk management process into a landscape project lifecycles. Considering this explorative potentiality within the gap, this study attempts to advance a conceptual framework by integrating the risk management process into a landscape project lifecycles. The conceptual framework is based on extensive reviews of related literatures in the variables but extensively covers two areas namely; MS ISO31000:2010 risk management process (RMP) and landscape project lifecycle (PLC) in developing the conceptual framework. A hypothetical framework for landscape project risk management process is then produced from the study and is surmise beneficial to enhance the understanding and application of risk management among landscape professionals for managing risk in Malaysia landscape development.","PeriodicalId":311104,"journal":{"name":"Journal of Surveying, Construction & Property","volume":"118 1","pages":"0"},"PeriodicalIF":0.0,"publicationDate":"2019-06-28","publicationTypes":"Journal Article","fieldsOfStudy":null,"isOpenAccess":false,"openAccessPdf":"","citationCount":null,"resultStr":null,"platform":"Semanticscholar","paperid":"127989811","PeriodicalName":null,"FirstCategoryId":null,"ListUrlMain":null,"RegionNum":0,"RegionCategory":"","ArticlePicture":[],"TitleCN":null,"AbstractTextCN":null,"PMCID":"","EPubDate":null,"PubModel":null,"JCR":null,"JCRName":null,"Score":null,"Total":0}

These open spaces are favourably designed for different usages such as individual study, group discussion, computer or laptop usage, and leisure activities. Nevertheless, questions arise whether or not these designated areas provide enough personal comfort regarding indoor environmental quality (IEQ). Are these areas equipped with good furniture layout, acoustic design features, lighting fixtures, and a mechanical ventilation system for the comfort of users? Thus, this study is to identify, evaluate, and compare different designated open space zones or areas in terms of personal comfort, perceived productivity, and health symptoms related to indoor environmental quality. The study reveals that the occupants are neither easily disturbed in terms of perceived productivity nor susceptible to any health symptoms. However, any approach to open space zoning or ergonomic adjustment has to be incorporated with measures correlated with IEQ elements in order to provide a more productive, conducive and comfortable environment.","PeriodicalId":311104,"journal":{"name":"Journal of Surveying, Construction & Property","volume":"1 1","pages":"0"},"PeriodicalIF":0.0,"publicationDate":"2019-06-28","publicationTypes":"Journal Article","fieldsOfStudy":null,"isOpenAccess":false,"openAccessPdf":"","citationCount":null,"resultStr":null,"platform":"Semanticscholar","paperid":"134357054","PeriodicalName":null,"FirstCategoryId":null,"ListUrlMain":null,"RegionNum":0,"RegionCategory":"","ArticlePicture":[],"TitleCN":null,"AbstractTextCN":null,"PMCID":"","EPubDate":null,"PubModel":null,"JCR":null,"JCRName":null,"Score":null,"Total":0}

Adapting the qualitative approach, an extensive review was made on the existing literature related to the constraint factors to comply with building control regulation and guidelines with regards to house renovation. The study found that the constraint factors can be classified into four main categories based on the perspective of four key stakeholders’ groups in renovation works; law and policy maker, local authority, the professionals, and homeowners. The complexity of existing building legislation and guideline has been identified as the most fundamental issue that contributes to non-compliant renovation works in Malaysia. The paper concludes with the recommendation that the current legislations and guidelines pertaining to house renovation in the country need to be reviewed considering the interest of stakeholders. This study is deemed to be one of many researches that contribute to the existing gap in literature on building control with regards to existing buildings.","PeriodicalId":311104,"journal":{"name":"Journal of Surveying, Construction & Property","volume":"1 1","pages":"0"},"PeriodicalIF":0.0,"publicationDate":"2019-06-28","publicationTypes":"Journal Article","fieldsOfStudy":null,"isOpenAccess":false,"openAccessPdf":"","citationCount":null,"resultStr":null,"platform":"Semanticscholar","paperid":"131187639","PeriodicalName":null,"FirstCategoryId":null,"ListUrlMain":null,"RegionNum":0,"RegionCategory":"","ArticlePicture":[],"TitleCN":null,"AbstractTextCN":null,"PMCID":"","EPubDate":null,"PubModel":null,"JCR":null,"JCRName":null,"Score":null,"Total":0}

However, the current assessment tools in built environment might impose culture risks because they are limited to global sustainable architecture concept and not signifying local cultural principle. Limited attention has been paid to develop an efficient scheme to preserve cultural image and identity into a new development. Meanwhile, new architecture is the most potent agent to the lack of local culture of a place. The current architecture trends have been rapidly increasing worldwide, transforming the image of cultural context into a global city. This scenario might impose heritage risk if the current redevelopment planning scheme does not provide adequate guidance for sustaining cultural image and identity in new developments. The aim of this paper is to improvise the policy control on the image of future residential development in Kampong Bharu as the village is currently critical with heritage risk scenario due to the redevelopment issue. This study begins with a critical literature review on the efficiency matter of the current international policies from the perspective of preservation polices and new architecture policies. Interviews were conducted to appraise the appropriateness of the national polices in relation to the research issue. The results from literature reviews and interviews were used to form a summary of general components and elements which are missing from the existing polices. The main research output recommends a new concept of assessment with related components and elements in developing an assessment framework as a strategy to improvise the efficiency of assessment onto architectural cultural identity.","PeriodicalId":311104,"journal":{"name":"Journal of Surveying, Construction & Property","volume":"423 1","pages":"0"},"PeriodicalIF":0.0,"publicationDate":"2019-06-28","publicationTypes":"Journal Article","fieldsOfStudy":null,"isOpenAccess":false,"openAccessPdf":"","citationCount":null,"resultStr":null,"platform":"Semanticscholar","paperid":"133696689","PeriodicalName":null,"FirstCategoryId":null,"ListUrlMain":null,"RegionNum":0,"RegionCategory":"","ArticlePicture":[],"TitleCN":null,"AbstractTextCN":null,"PMCID":"","EPubDate":null,"PubModel":null,"JCR":null,"JCRName":null,"Score":null,"Total":0}

Although this rate is lower than that for manufacturing plants, lost work-day rates are higher for several individual construction trades and for certain types of injuries. Since the lost work-day rates for small to medium sized construction companies are higher than that of similar-sized manufacturing plants, it will cause economic loss to the construction companies more than the others. Studies have found that health conditions also contribute to construction safety issues. These raise questions about the health level among construction workers in Malaysia prior to looking at their effects onto construction safety issues. Therefore, this preliminarystudy aims to identify health issues among them. A total of 335 respondents responded to a survey distributed among construction workers. It was found that the top health problems recorded to affect the workers were musculoskeletal disorder, eyes, nose and throat problem, fatigue and headache. The findings provided a further insight on the seriousness of certain types of health problems that affect construction workers working in the construction industry, hence medical cost or insurance should be an important cost element that needs to be considered by a Quantity Surveyor in building up a project cost.","PeriodicalId":311104,"journal":{"name":"Journal of Surveying, Construction & Property","volume":"37 1","pages":"0"},"PeriodicalIF":0.0,"publicationDate":"2018-06-29","publicationTypes":"Journal Article","fieldsOfStudy":null,"isOpenAccess":false,"openAccessPdf":"","citationCount":null,"resultStr":null,"platform":"Semanticscholar","paperid":"123847454","PeriodicalName":null,"FirstCategoryId":null,"ListUrlMain":null,"RegionNum":0,"RegionCategory":"","ArticlePicture":[],"TitleCN":null,"AbstractTextCN":null,"PMCID":"","EPubDate":null,"PubModel":null,"JCR":null,"JCRName":null,"Score":null,"Total":0}

Without a proper investigation by an experienced specialist, these uncertainties will remain unknown until the refurbishment works are carried out. Hence, it is insufficient for the Quantity Surveying (QS) to prepare tender documents for conservation work merely using standard documents for new building works. The objectives of this paper are to determine parameters of uncertainty that influence QS's services and to analyze the mitigation approaches in managing these uncertainties. Three projects were chosen as the Case Study in which the data was collected through questionnaire surveys distributed to five main stakeholders of the project. After the questionnaire distributed among the main consultants of the project, the same set of parameters of uncertainty were then verified with QS on which of those eleven (11) parameters of uncertainty that influence the QS's service. Case study analysis and content analysis are used in the data analysis. The results conclude that out of eleven (11) parameters of uncertainty; only three influenced QSS service in this project: availability of information; availability of material; and sufficiency of time allocation during the investigation phase. This study is intended to shed light for the QS to get an insight on heritage conservation refurbishment works as a whole and understand the main characteristic of the project which is complexity and uncertainty.","PeriodicalId":311104,"journal":{"name":"Journal of Surveying, Construction & Property","volume":"55 5 1","pages":"0"},"PeriodicalIF":0.0,"publicationDate":"2018-06-29","publicationTypes":"Journal Article","fieldsOfStudy":null,"isOpenAccess":false,"openAccessPdf":"","citationCount":null,"resultStr":null,"platform":"Semanticscholar","paperid":"129252045","PeriodicalName":null,"FirstCategoryId":null,"ListUrlMain":null,"RegionNum":0,"RegionCategory":"","ArticlePicture":[],"TitleCN":null,"AbstractTextCN":null,"PMCID":"","EPubDate":null,"PubModel":null,"JCR":null,"JCRName":null,"Score":null,"Total":0}

However, project failures in terms of project delay and cost overrun are observed more severe than the global average. While there are many reasons that may contribute to these problems, but recent studies carried out globally by the well-known researchers in project management have found that the competency of project manager, being one of the most important persons from initiating, to closing of the project, is one of the most crucial factor affecting project success. Many developed nations have come out with their project management assessment and certification standards, in order to train, assess, and certify the qualified project managers that are equipped with the necessary and required competencies and skills, but there is an absence of project manager’s competencies assessment and certification standards in Malaysia until to date. The 5-dimensional (5D) of BIM has sparked a new way of working in Quantity Surveying practice, transforming the traditional functions of a Quantity Surveyor (QS). This paper highlights the potential use of BIM in Quantity Surveying practices, subsequently discusses the challenges and opportunities gained from BIM advancement in QS profession, especially in Malaysia. Through an extensive literature review and content validation process, the utilization of BIM technology in Quantity Surveying practices works wonder in saving the time of QS have to spend on cost analysis and enhances accuracy; it does not become a threat to the profession, but BIM provides opportunities to direct QS talents towards being more efficient.
