The present study is a basic study for the introduction of the concept Asset Management and proposed accounting guidelines(proposal) for public building maintenance cost that can clarify maintenance cost accounting. Existing literatures and current accounting standards were examined and the actual states of maintenance cost accounting of public buildings in A metropolitan city were examined to draw problems. For the practice guidelines(proposal), the types and contents of government office building maintenance expenditures were analyzed and items that must be treated as OPEX and CAPEX were presented. Expert interviews were conducted to verify the reliability of the items presented. The practice guidelines(proposal) were applied to the public buildings in A metropolitan city to identify situations of changes in asset values and review the effects of the practice guidelines(proposal) on increases in asset values. However, it is widely considered that more time would required to settle down the system due to a lack of understanding towards CM at Risk, shortage of reliability and low capability to manage and undertake CM at Risk. Therefore, this research is analyzed problems of contract types, open book policies, and contract conditions of 33 numbers of projects undertaken by a bespoke domestic construction management firm in this research. Moreover, this research is suggested a method to establish an open book policy of CM at Risk aiming a better customers satisfaction through staff training, simplifying and improving a payment system, and a way to settle down an open book policy by improving a performance management system on site. So many PF experts make an effort in order to set aside safe project structure of PF and analyse systematically the risks of the project. In common feasibility study of the PF Project, financial specialists and real estate specialists are forecasting and evaluating the suitability of the project through reviewing the development profit from the project of sales. However, cash flow analysis and evaluation from the perspective of mid-sized construction companies are still in the primary level. Therefore, this study has analysed the current feasibility study and go/no go decision making procedures. In addition, interests and demands on standards of construction quality are further increasing. This trend requires more systematic and a higher level of construction quality management. While the government has strengthened the regulations for quality assurance, many quality problems have repeatedly occurred mainly due to lack of recognition for quality management and quality control systems. To address this issue, this paper aims to suggest quality management improvement scheme through analyzing 3,443 nonconforming items identified during inspection of 393 construction sites from March 2012 to October 2014. These cases reported that costs could be saved directly by prevention the need to re-do and reconstruct caused by using BIM. BIM users mentioned that using BIM has potential value in saving costs. The benefits of the BIM include intangible value that cannot be estimated in costs, such as reducing work time and improving productivity. However, the financial value of using BIM, such as Return on Investment, has not yet been exposed, and BIM users have a negative view of the financial value of BIM in Korea. Therefore, this study has researched the effects of applying BIM on construction estimate services in view of business productivity, not finance. This study compared the traditional and BIM based estimation, and verified the effect of estimating BIM through work sampling. This study investigated a precondition for getting the effects of BIM based estimation. Such embedded options are difficult to value properly and many decision makers do not have experience in option analysis. The purpose of this paper is to demonstrate how real option analysis can be used to value capital expenditures on construction materials. We propose a real option framework to evaluate decision-making processes involving the purchase of construction materials. A case study was conducted by evaluating the purchase decision-making of solar cells, a good with high price volatility. Using real option analysis two strategies to improve the financial feasibility of installing a solar panel system were derived. The first strategy involves using a price cap that gives the project manager the right, but not obligation, to buy the modules for a predefined price during the next year. The second strategy is to defer the purchase of the solar cells until future price information becomes clearer. Both of the strategies in the case study were valued using the binominal model.
