The problem is discussed for the two situations of definite and free distribution functions for the returned products, respectively. First, an optimal usufruct lateral transfer policy is derived in the form of complete pooling. Then, we obtain the optimal rent policy and Nash equilibrium equations for the centralized and decentralized models, respectively. Furthermore, we re-consider the problem under the distribution free situation for the centralized and decentralized decision models, and the optimal bound and Nash equilibrium are respectively derived against the worst case. The boom of the market, however, attracts frantic speculation that generates some serious problems in Shanghai, especially the severe inflation of house price. This paper investigates the dynamic factors that could drive up the house price in Shanghai emerging house market. Since delays, feedbacks and nonlinearities in house market are usually out of the reach of people's mental model, a system dynamics based model is developed to capture the underlying dynamic interactions among the different sectors involved in the real estate market, we study how they all together induce and exaggerate the affordability problem for local households. Especially for those small nameless companies, it is hard for them to build trust with consumers, regardless of them having good trust condition or not. Therefore, how to display online trust condition is the first and key step for small companies to succeed in online business. An online trust seal which is supplied by big companies with good reputation or other trusted third parties is one of effective approaches to show small companies real trust condition. It is attached to the website of small companies to prove that these companies have good trust condition and promise to comply with big companies' trust regulation to the consumers. So an online trust seal can enhance small companies' reputation and promote their online sale. This paper mainly probes into the economic function of trust seals, which is based on the function of promoting sales, bringing forward some hypothesis. The scenario survey method was used for data collection and the regression analysis by statistics software SPSS12 was used to test hypotheses.
