Previous studies have shown that a multiplicity of use conversion characterizes Nigeria urban centres, hence, threatening the cordial relationship among the property market participants, rental value performances, distorting city aesthetic and morphology. The rapidity of this trend is alarming, thus call for the urgent attention of land/city managers, spatial planner, government and other stakeholders to address its attendant problems. Quantitative data, using questionnaire survey, were collected and used for the study. The influence of property use conversion factors on residential property rental value performances in the study area was determined using a predictive model. Findings of the study show that about 67% of use conversion activities in Ikeja can be explained through the fusions of the conversion factors in the predictive model with 96% influence on residential property rental values. It was further observed that there exist increasing cases of default in rent payment due to the conversion activities and intensive competition for property uses especially properties with locational advantages. {"title":"Causal Relationship amongst Risk Factors Impacting the Adoption of Building Information Modeling (BIM) in Nigeria","authors":"Amina Sani Bello, M. Abdullahi, H. Ahmadu","doi":"10.11113/intrest.v16n2.167","DOIUrl":"https://doi.org/10.11113/intrest.v16n2.167","url":null,"abstract":"As the performance of BIM could be impaired when unidentified risks are present during implementation, it has become important for the construction industry of different countries to identify these risk factors as well as the causal relationships amongst them. In Nigeria, while risk factors impacting implementation of BIM have been identified, no attempt exist to unravel the causal relationship amongst these risk factors. This study thus, aims to assess causal relationship amongst risk factors impacting BIM implementation in Nigeria. Through extensive review of literature, risk factors totalling up to 54 were identified and assessed via a questionnaire survey administered to 256 construction firms in major cities of Nigeria, namely; Lagos, Abuja and Kaduna. Categorisations existing in previous literature were used as a basis to group the risk factors into 5 constructs, namely; technological, management, financial, legal and environmental factors while Partial Least Squares Structural Equation Modelling (PLS-SEM) was used to assess the causal relationship. It was found that technological risk factors’ effect on management factors was strong and positive. In turn, management factors’ effect on environmental factors was strong and positive as well. This implies that risk factors requiring much attention are the technological factors. The study’s findings provide construction organisations in Nigeria with knowledge of risk factors possessing highest cause and effect on others, thereby enabling appropriate risk mitigation strategies. The study concludes that construction organisations in Nigeria intending to adopt and implement BIM should formulate risk-response strategies for technological risk factors. Unfortunately, many urban managers have been preoccupied with creating slogans and logos in implementing place branding. This has eventually limited the contribution of place branding towards tourism development, for which most place branding is targeted. This study aims to determine the factors that influence the successfulness of city branding programs in promoting tourism. This study applies qualitative methods by employing a series of in-depth interviews with relevant stakeholders comprising the government, private sector, destination management staff, tourism associations, academics, and the public. Using Enjoy Jakarta's branding campaign, this study found seven contributing factors that may impact the implementation of the campaign. Leadership, stakeholder collaboration, public management and departmental coordination are classified as tourism governance. On the other hand, attraction, accessibility and promotion are classified as tourism components. The study found that the governance factor is the most influential in the success of city branding programs. {"title":"Residents' Socio-Economic Characteristics and Types of Gated Communities as Significant Determinants of Neighbourhood Safety in Ibadan, Nigeria","authors":"Olusola Oladapo Makinde","doi":"10.11113/intrest.v16n1.151","DOIUrl":"https://doi.org/10.11113/intrest.v16n1.151","url":null,"abstract":"This study examined the residents’ socio-economic characteristics, types of gated communities, and the perception of safety in Ibadan, Nigeria. A questionnaire survey method and a direct observation schedule checklist were used to obtain the primary data. Thirty gated communities (GCs) indicating almost half of the 57 GCs were evaluated. Of 4922 units in the study areas, 493 samples, signifying 10% were appraised using a systematic sampling technique. Information was obtained from components of resident socio-economic characteristics and physical characteristics of neighbourhoods, which include: surveillance, territoriality, image and milieu, physical and design condition, experiences and social capital. The study used a Likert scale of 1 to 5 that started from very poor to excellent to measure elements of the Perception of Safety Index (PSI). The data obtained were evaluated using descriptive and inferential statistics. The result shows the levels and pattern of criminal activities in the study areas and identifies methods used by residents to curb the trend which comprises: enclosed neighbourhoods and gated communities. Others include vigilantes, community patrol, corporate guards or private security, putting in place closed circuit television (CCTV), jungle justice and mob action. This study showed that age, GC type, and the last time residents experienced an attack among others were related significantly to the perception of safety (p < 0.05). The analysis yielded p-values of 0.023, 0.005 and 0.001 respectively. The study resolved that the safety requirements of neighbourhoods varied, wide-ranging and comprehensive. {"title":"People, Wildlife and Contest for Space in Okomu National Park, Nigeria: The Experience of the Host Communities and Managerial Perspective","authors":"A. This is true in the case of sub-Saharan Africa, particularly, Nigeria, a country rich in biodiversity. This study examines the types, nature and causes of HWC in Nigeria using Okomu National Park (ONP) and its host communities as a case study. Data were obtained through questionnaire administration and focus group discussions (FGDs). Four rural communities within five kilometers radius of ONP were selected using a simple random approach. Using the systematic sampling technique to select households, 224 copies of a questionnaire were distributed in these host communities. Convenient sampling was utilized to identify park management who were participating in FGDs. A total of ten FGDs were held, with each session lasting twenty minutes and engaging at least five participants. Information collected were analyzed using frequency distribution, mean score and content analysis. Respondents ranked crop damage as the commonest HWC while wildlife poaching, human settlements expansions and agricultural extensions are perceived as the main reasons for HWC in the host communities. Results show that a number of the host communities’ responses to HWC are not in the best interest of biodiversity conservation, safety and environmental health. The study concludes that HWC is apparent in the study area and this is likely to worsen in the near future. This paper presents details of selected Government of India initiatives that highlight interlinking strategies of energy efficiency renovations, their financing models, and institutional policies needed for their implementation. These initiatives show that residential buildings have tremendous scope for retrofitting as they successfully attract finances through Energy Service Companies (ESCOs) and Renewable ESCO (RESCO) routes. This research highlights understanding of financial and technical barriers in energy efficiency retrofitting for existing residential buildings. Additionally, it discusses financial models and technical interventions being employed in energy efficiency residential retrofitting projects and demonstrates a retrofitting cost model for an actual case study project for composite climate using various physical and technological interventions. The work includes developing retrofitting scenarios through Government initiatives of technical interventions, then performing energy saving calculations, and finally developing cost model explaining the actual savings and payback periods for the potential intervention’s investments. Tendering process is often tedious, multitasking and complex. Contractors have the responsibility of tendering appropriately for construction projects; and clients as well as consultants have a duty to create an enabling platform for a successful tendering process. This study examines the factors affecting contractors tendering success for construction projects in North-Central Nigeria with an aim to harmonizing the perception of the construction professionals. Semi-structured questionnaires comprising of fifty-five (55) questions retrieved from literature were categorized into six (6) groups which are project characteristics, business benefits, capabilities, bidding situation, client related factors and external environment related factors. The data were retrieved from 299 respondents out of 384 respondents requisite for this study. Frequency, Percentile and Mean Index Score (MIS) were used to analyze the responses. Results indicated a level of agreement among the stakeholders on the top eleven (11) contractors tendering success factors and concludes that expansion of organization expertise, tendering capabilities, flexibility for changes and variations, number of competitors, project difficulties, design constructability, project methodology, tender document detailing, client reputation, involvement of other parties and political consideration to be the top factors affecting contractors tendering success. The practical implication of this is that, there is a broader understanding of the topmost factors affecting contractors tendering success among the stakeholders within the North-Central region of Nigeria. The study recommended that reasonably sufficient time should be given to examine project characteristic in order for the contractors to assess their suitability for every construction projects they intend to tender for. In recent times, big data has presented a wide range of solutions to contemporary issues in different industries, including real estate. Notwithstanding, there is a paucity of practical studies on the role of big data in property marketing of many developing nations, including Nigeria. Hence, there is a need to investigate the role of big data in transforming property marketing in Nigeria. The aim of this study is therefore to investigate Estate Surveyors and Valuers’ (ESVs) perception of the role of big data in property marketing in Lagos, Nigeria. 82 questionnaires were administered to ESVs in the study area and 55 (67%) of them were found useful for analysis. The data were analysed using frequency, percentage, mean and relative importance index. The results revealed that out of 9 possible roles of big data in property marketing, the 2 most notable ones are that real estate firms can execute laser-focused marketing strategies; and they can match demand with supply. These outcomes distinctly disclosed the merits of adopting big data in marketing properties. The implication of these findings is that big data has the potential of reducing fraud due to the presence of sufficient and reliable data in the property market. In the past two decades, the peri-urban neighbourhoods have witnessed rapid developments as a result of the growing population in these areas. However, the level of compliance of various developments with the provisions of the existing National Fire Safety Code remains unclear. Consequently, an assessment of the adequacy of fire safety provisions vis-à-vis the effectiveness of the fire safety standards in rapidly urbanising communities became imperative. This study examined the adequacy of fire safety measures of residential buildings in peri-urban neighbourhoods of Ibadan, Oyo State, Nigeria. Relevant studies were reviewed while structured questionnaires were administered to 320 respondents across four towns in Lagelu West Local Council Development Area (LCDA). A total 296 questionnaires were retrieved representing 92.5% rate of response. Responses were analysed with basic descriptive statistic tools. The mean scores were interpreted using cut-off points and results presented in tables and charts. The study found that human activities and attitudes constituted the principal causes of fire incidence and that there is good compliance with passive fire control guidelines in the study area. However, the active fire control systems were grossly deficient in residential buildings. Moreover, lack of active fire control equipment, lack of community fire safety apparatus, and lack of reliable water supply constituted the principal challenges against effective fire control measures facing the neighbourhoods. Whilst filling the gap in literature especially on fire hazards in peri-urban areas, the study recommended the strict compliance with extant fire safety codes by property owners, provision of community fire safety apparatus by the government, residents’ awareness programs on fire safety measures, subsidized active firefighting equipment and improvement of road and water infrastructure, amongst others. The achievement of such requirements is related to team effectiveness. However, there is poor project time and cost performance in Nigeria such that the constructions initiated mostly escalate beyond the cost and time budgeted. The construction project teams in Nigeria are shrouded with dysfunctions leading to undesirable project outcomes. This study aims to examine the influence of project team effectiveness on project performance of higher educational institutions’ construction in Nigeria. A quantitative survey design was employed where 150 questionnaires were administered to construction projects team members in four higher educational institutions in Bauchi state, Nigeria. The result indicated that the team effectiveness factors of communication, role and responsibility as well as team relationships have a substantial influence on project performance. However, goal and objectives, leadership, as well as trust and values factors, do not have significant influence. Overall, the result shows that the variation in the project performance can be explained substantially by changes in the construction project team effectiveness (Adj. R2 =.585). The implication of this finding is that project performance in Nigerian higher educational institutions can be significantly improved by strengthening communications, roles and responsibilities as well as relationships among team members. Thus, this research contributed to the existing body of knowledge on the linkage between team effectiveness and project performance in the Nigeria higher educational institutions' construction projects.
