The environmental input is the primary attractions which are potentials: not the level of service or facilities provided as part of a product package, but the geographical factor that leads the tourist to a particular destination. The environmental output is the overall net global cost or benefit of the tour operation to the natural environment. Sheko District harbors much ecotourism potential sites which can attract tourists, assessing the potential attractions and challenges are mandatory for future ecotourism development and supporting sustainable use of natural resource. The study aimed at identifying potentials and challenges of ecotourism development in the area. The data was collected by semi-structured interview, questionnaires and fully fledged field site observation. Some data were also accessed from written documents. The data were analyzed by SPSS. The main identified natural attractions potentials of the grassroots destinations are natural forests, caves, waterfalls, natural hot springs (spa) and natural bridges. The respondents mentioned that deforestation was recorded as one of the major challenges as a result from a rapid population growth. Natural attraction sites in the district were facing many challenges because ecotourism activities were not sustainable. One of the major decisions involves choosing revenues generated by transient (individual) room demand vs. revenue generated by group room demand. Traditionally, this decision was relatively straight forward as one would compare the ADR generated revenue for transient vs. group demand, and chose the type of business that maximized revenue. The decision model developed in this study shows there are many additional variables beside ADR generated revenue to consider with this business decision and trade-off of transient vs. group demand. Most of the studies that reflect upon the effectiveness of discounting use descriptive statistical methods to form pricing recommendations and conclusions. However, these descriptive studies may err in providing an understanding of whether discounting works in the lodging industry. The current study analyzes the empirical effects of the non-stationarity demand of seasonal hotel room rate discounting on hotel financial performance as supported by the principles of the rational expectations theory. The study uses a series of unit root tests to determine the time series data properties and then proceeds to a co integration analysis. The study may be useful to both academics and practitioners as the results provide evidence that discounting is an effective short-term pricing strategy in the lodging industry. In the city tourism, recent practices have shown that tourism providers have given emphasis to the general provision of physical facilities compared to the facilities and services that meet and satisfies the tourists’ needs. Previous studies have also focused on the positioning, image, and branding of tourism destination, thus, making the tourist friendly destination concept untapped. Therefore, this article aims to develop a preliminary concept of tourist friendly destination from domestic tourist’s perspective. A total of 30 respondents chose the purposive sampling method in Kuala Lumpur. The results of the study showed that the level of attributes was “important” and “very important” to overall mean value range 3.09 to 4.63.
