In planning residential development, this should not be underestimated, because apartment construction involves the safety of its residents. To build a house in a residential area, it must also meet government regulatory standards. The Subsidized Housing Project in Taktakan District, Serang City, was built on an area of ±103.870 m 2 , consisting of 913 units of type 27. To assess the investment costs and benefits to be obtained by the developer, a feasibility study is necessary. The housing feasibility study was analyzed from various aspects including technical aspects, government policies and financial aspects. Analysis of the financial aspects of this study using Net Present Value (NPV), Cash Benefit Ratio (BCR), Profitability Index (PI) and Internal Rate of Return (IRR) referring to the Serang City Spatial Plan (RTRWK Guidelines) 2010-2030. From the analysis, it is known that the RTRWK guidelines applied in this housing feasibility study are fully appropriate. The full costing method is used to calculate the cost of production, then the cost plus pricing method and the formula based on Permendagri Number 71 of 2016 are used to determine the selling price of water. From the results of the analysis, the largest operational costs occurred in 2018 which amounted to Rp. 64,273,209. In addition, the selling price of water per m3 is obtained which is higher than the cost of production. As in 2022, the cost of production produced is Rp. 1,899 and the resulting selling price is Rp. 2,713. The results of the calculation of the selling price of water per m3 which refers to the cost plus pricing method and Permendagri Number 71 of 2016 by adding the profit value to the calculation also shows a value that is greater than the cost of water production that has been calculated previously, which ranges from Rp. 3.940 – Rp. 9,158. Terjadinya Pemberlakuan Pembatasan Kegiatan Masyarakat (PPKM) dan berbagai istilah yang ada sebelumnya, mengharuskan masyarakat membatasi kegiatannya di luar rumah sehingga mayoritas aktifitas masyarakat dilakukan dari rumah atau biasa disebut dengan <em>work from home</em> (WFH). Banyaknya sektor pariwisata yang tersebar di Kota Batu yang tutup berpengaruh besar pada jumlah volume kendaraan yang menuju arah Kota Batu. Penurunan jumlah kendaraan berpengaruh pada kinerja simpang Pertigaan Pendem. Metode yang digunakan untuk mengetahui kinerja simpang yaitu berdasarkan manual kapasitas jalan Indonesia tahun 1997. Parameter kinerja simpang adalah derajat kejenuhan, tundaan, probabilitas antrian. Dari perhitungan didapatkan nilai DS adalah 0,31 dengan nilai tundaan berkisar antara 2,39 sampai 7,06. Sehingga kinerja simpang berada pada level B yaitu Baik. Selama masa pandemic Covid 19, terutama pada saat diberlakukannya PPKM level 1-4, dan pada saat survei dilaksanakan, Malang Raya sedang berada pada PPKM Level 3. Hal ini menyebabkan penurunan tingkat volume kendaraan sebesar 83,7%. Penurunan volume kendaraan ini menyebabkan kinerja simpang Pendem juga berada pada level B dari sebelumnya level F.</p><p class=\"11daftarpustaka\"> </p><p class=\"11daftarpustaka\">Kata kunci: <em>Pertigaan </em><em>Jl. The number of tourism sectors scattered in Batu City, which is closed, affects the volume of vehicles heading towards Batu City. The decrease in the number of vehicles affects the performance of the Pendem T-junction. The method used to determine the performance of the intersection is based on the 1997 Indonesian road capacity manual. The performance parameters of the intersection are the degree of saturation, delay, and queue probability. From the calculation, the DS value is 0.31, with a delay value ranging from 2.39 to 7.06. Penelitian ini bertujuan untuk mengetahui sifat mekanik <em>paving block</em> dengan campuran tanah lempung dan limbah plastik dan pengaruh dari jenis plastik yang digunakan terhadap mutu <em>paving block</em> yang dihasilkan. Hasil penelitian menunjukkan bahwa nilai kuat tekan tertinggi <em>paving block </em>campuran tanah lempung dan plastik LDPE dengan perbandingan 75% : 25% yaitu 9,59 MPa kuat tekan tertinggi pada campuran tanah lempung dan plastik PP dengan perbandingan 100% : 0% yaitu 9,18 MPa. Jenis plastik yang dipergunakan mempengaruhi mutu <em>paving block</em>. <em>Paving block</em> pada penelitian ini termasuk dalam mutu D dapat   digunakan pada konstruksi taman berdasarkan SNI 03-0691-1996.</p><p class=\"11daftarpustaka\"> </p><p>Kata kunci: <em>Plastik, tanah lempung, paving block</em><strong></strong></p><p align=\"center\"><strong> </strong></p><p align=\"center\"><strong> </strong></p><p align=\"center\"><strong> </strong></p><p align=\"center\"><strong>Abstract</strong></p><p align=\"center\"><strong> </strong></p><p>Plastik is inorganic waste that is difficult to decompose and will decompose within tens or hundreds of years later. Paving block is a building material with a mixed composition of portland cement or other hydraulic adhesives, water and aggregates with or without other additives that do not reduce the quality of the concrete. This study aims to determine the mechanical properties of paving blocks with a mixture of clay and plastik waste and the effect of the type of plastik used on the quality of the paving blocks produced. The results showed that the highest compressive strength value of paving blocks mixed with clay and LDPE plastik with a ratio of 75%: 25%, namely 9.59 MPa, the highest compressive strength was in a mixture of clay and PP plastik with a ratio of 100%: 0%, namely 9.18 MPa. . The type of plastik used affects the quality of paving blocks. The analysis of the deflection that occurs due to the load needs to be carried out so that it does not exceed the permit deflection requirements because the deflection can affect the stability of the structure, the performance of rigid pavement, and the design life of the road. The purpose of this study was to determine the deflection of rigid pavement with variations in plate thickness and variations in loading positions. This research method uses the finite element method. The variation of plate thickness used is 150 mm; 200 mm; 250 mm; 300 mm; and 350 mm with center, end, and edge loading positions. Pavement deflection for center loading and edge loading meets the permit deflection requirements, while for end loading, only 150 mm thick slabs meet the permit deflection requirements. That can be caused by the low bearing capacity of the soil. Landslide handling efforts have been carried out by residents, in the form of strengthening gabions. However, the retrofitting plan does not take into account requirements. In order to avoid similar incidents, it is necessary to evaluate the reinforcement. This evaluation begins with collecting data by measuring slope geometry and soil testing. Stability analysis was performed using GeoStudio software. Evaluation is carried out at the end of the analysis to determine whether the existing slope reinforcement construction is safe enough or not. From the results of the analysis, it was found that the SF value of the existing slope (before the gabions) was 0.504. This condition is in accordance with the field, namely the slope is sliding. The result of slope stability analysis after reinforced with Gabions is SF 1.014. This SF value does not meet the required SNI 8460-2017 safety factor in earthquake conditions SF > 1.1 so that additional slope reinforcement alternatives are needed. An alternative to additional slope reinforcement is to increase the gabion dimensions. This research was conducted with the stages of taking rock samples, measuring and collecting secondary data. Rock classification uses RQD, RMR and Q-system parameters to determine rock characteristics. The results of the classification indicate that the rock layers at the landslide location are in the moderate to very vulnerable category to weathering. By considering the rainfall cycle and the amount of rain in days calculated in one year, it is known that there is a reduction in rock strength based on previous research. This study aims to analyze the bearing capacity of the ferrocement pile model against axial loads on soft soil in terms of the maximum settlement limit of 2.54 cm. There were three conditions of testing: single pile with a hollow at the bottom, single pile closed at the bottom, and group pile closed at the bottom. The variations of the test were the length of immersed in soft soil, namely 1, 3, 7, and 14 days. The deformation and stress were analyzed using a software of FEM (Finite Element Method). The test results show that the capacity of ferrocement pile to the load increases with the increase in the duration of immersion. The buildings collapsed because they couldn’t resist the seismic load and/or didn’t satisfy the requirement of detailing for seismic-resistant buildings. This study aims to design a typical shophouse building that can resist the seismic load and satisfy the requirement for the detailing of SMRF (Special Moment Resisting Frame), based on the design codes of SNI 2847:2019 and SNI 1726:2019. This study considers two building models with different span lengths and the structural analysis was conducted using SAP 2000. Detailing for columns and beams was designed based on requirements for SMRF.
