In such estates, where homeowners’ associations are active in management, facility management companies (FM companies) and facility managers (FM managers) have become effective in providing professional support to private management. Parallel to this, the growing FM industry in developed countries has led to FM becoming institutionalised. However, unlike in developed countries, in Turkey, despite the existence of gated settlements around the city and the increase in the number of FM providers in these areas, institutionalisation has not been achieved. This has a direct impact on the management of gated settlements. The main purpose of this article is to examine FM practices, and their impact on the management of gated settlements in Istanbul, Turkey. The main method used to obtain data in the study is the in-depth interview technique. Eight semi-structured interviews were carried out with managers of large and well-known FM companies. The emerging issues are grouped under two headings: the failure of adaptation of FM and the nature of relationships between FM practitioners and others. The results show that the lack of institutionalisation makes it difficult for FM to gain legitimacy. It is characterized by transparency, data immutability and traceability, and consensus processes validating cryptographic signatures. The architecture, engineering, construction, and operations (AECO) industry is increasingly interested in blockchain. Lean construction (LC), a value-focused production management concept, has long been challenging conventional project management practices in AECO. Lack of conversation, however, surrounds whether and how blockchain can (or should) impact LC developments – and vice versa. And if that impact exists – is it significant enough to create value for the related stakeholders? This article offers a conceptual synergistic framework of interactions between blockchain and LC, which can facilitate an understanding on whether there is value in their combined use. A systematic literature review and analysis serve as the foundation of this research. The findings show that LC can be facilitated by blockchain through trust building for relational procurement, data recording for some key activities (e.g. offsite construction, Last Planner System), and streamlining some non-value activities (e.g. payments). In return, blockchain can gain relevance for project management practices when it is defined and implemented in a LC framework. However, OSA for contents of view management from facade (e.g. sky, other construction, and greenery) have not been quantified to be integrated into other aspects of multi-objective building design, particularly façade design. The current study develops a design methodology and a correspondent plugin tool to incorporate OSA and content view calculation for visual comfort improvement. To this end, first, a test cell and outdoor and indoor environment were modelled, and façade geometric variables and OSA variables (location and direction of occupant’s sight) were set. After that, images were captured from hypothetical occupants’ locations inside in different directions of sight while façade transformation alternatives were recorded to the occupants’ content view images. Next, python image processing was linked to the Grasshopper modelling environment for content view analysing and quantification to be integrated into the optimisation process linked with visual comfort objectives. The designed methodology helped improve occupants’ visual comfort by optimising façade form and managing OSA for optimum daylight availability, glare minimisation, and enhancing occupants’ content view. Illuminance and discomfort glare probability (DGP), useful daylight illuminance (UDI), and spatial daylight autonomy (sDA) were used to shed light on the daylight performance of the proposed scenarios. A literature review was conducted, in which 299 articles were retrieved from the Scopus and Web of Science databases and refined using the Bibliometrix tool, resulting in a total of 271 published articles. Of these, 15 used tools to facilitate BIM-LEED integration and were therefore selected for analysis. The results indicate that integrating BIM and green building rating systems can make the process more agile and standardized. While design criteria for educational built environments that meet MS students’ needs have been researched, the creation of holistic design guidelines (DG-MS) has rarely been investigated. This study uses holistic DG-MS to create an educational building performance assessment tool (MS-BPAT) to evaluate the suitability of educational built environments for meeting MS students’ needs. A multimethodological approach is used in which academic and medical experts evaluate the MS-BPAT for its importance, affiliation, and clarity. The MS-BPAT is then tested by assessing two high school buildings in Dammam, Kingdom of Saudi Arabia. The results indicate that the MS-BPAT tool can accurately assess the fulfillment of MS-DG design criteria in educational built environments and detect the design barriers. The MS-BPAT’s validity as an assessment tool is confirmed by comparing its results with field visits, interviews, and student satisfaction.
