It was considered as less risky as opposed to equities, bond, property, trust fund and others related investments materials with potential for earnings enhancement. REIT is a company or a trust that pools fund from individual investors, acquires and operates income-generating real estate, and distributes the income derived from their own properties as dividends. Securities Commissions (SC) has defined REITs as “property trust fund” or as an investment trust investment vehicle that invests or proposes to invest at least 50% of its total assets in real estate. An investment in real estate may be by way of direct ownership or a shareholding in a single-purpose company whose principal assets comprise real estate (SC, 2005). The development of REITs in Asian began with the introduction of Japan REITs in 2001, and then followed by Singapore, Hong Kong, South Korea, Taiwan, and Malaysia. Likewise, not with standing global economic uncertainties, Asia real estate investment trusts (REITs) were highly sought-after by investors. As according to Professor Graeme Newell in a report by the Asia Pacific Real Estate Association (APREA), most Asia REIT markets achieved higher returns, lower risk and superior risk-adjusted performance than their respective stock markets, especially since the Global Financial Crisis (APREA, 2012). Hence, Asian REITs had become an attractive alternative for global investors thus examining REIT’s performance is the vital factor that investors consider when they allocate capitals for their investments (Yu, The Determinant Factors of Real Estate Investment Trust (REIT)'s Performance: Evidence from Asian REITs","PeriodicalId":40640,"journal":{"name":"Indonesian Capital Market Review","volume":"6 1","pages":""},"PeriodicalIF":0.4,"publicationDate":"2014-11-03","publicationTypes":"Journal Article","fieldsOfStudy":null,"isOpenAccess":false,"openAccessPdf":"","citationCount":null,"resultStr":null,"platform":"Semanticscholar","paperid":"68240329","PeriodicalName":null,"FirstCategoryId":null,"ListUrlMain":null,"RegionNum":0,"RegionCategory":"","ArticlePicture":[],"TitleCN":null,"AbstractTextCN":null,"PMCID":"","EPubDate":null,"PubModel":null,"JCR":null,"JCRName":null,"Score":null,"Total":0}

The relation amongst these two decisions has arised essential questions: Should companies pay cash dividend? How much should they pay as cash dividend? What are the variables that affect pay or not to pay cash dividend? Researchers have attempted to provide answers to those questions but still, consistent answers remains undiscovered. Lintner (1956) claims that firms target their dividend payout ratio in consequence of current earnings and past dividends, so that firms have stable dividend policies. Miller and Modigliani (1961) on the contrary state that dividend policy is irrelevant to firm value based on rigid assumptions of market perfections, zero transaction costs, and indifferent behaviour of investors. However, Miller and Scholes (1982) argue that in the real world, dividend decision is determined more by high taxes on dividends than capital gains and the imperfections of capital market. This research becomes an alternative research for studies of deteminant of dividend policy, that have been done in several emerging countries. Boanyah et al. There were 36 panel irms analyzed over the period of 2000-2005 or 216 pooled observations. The output variable was total sales and input variables were labor, inventory, ixed assets and capital. Z-variables are age of the irm, size of the irm, market share and time period. Empirical indings reveal that the average technical eficiency (mean TE) for consumer industry was 0.6630. The study indicates the existence of output slacks (output deicits) and input slacks (input wastages) in the consumer industry's operation. The study also shows that the joint effect of four z-variables on the technical ineficiencies of the consumer industry was signiicant although the individual effects of one or more variables might not be statistically signiicant. \");} \u0000// --> activate javascript","PeriodicalId":40640,"journal":{"name":"Indonesian Capital Market Review","volume":"2 1","pages":""},"PeriodicalIF":0.4,"publicationDate":"2014-08-26","publicationTypes":"Journal Article","fieldsOfStudy":null,"isOpenAccess":false,"openAccessPdf":"","citationCount":null,"resultStr":null,"platform":"Semanticscholar","paperid":"68238724","PeriodicalName":null,"FirstCategoryId":null,"ListUrlMain":null,"RegionNum":0,"RegionCategory":"","ArticlePicture":[],"TitleCN":null,"AbstractTextCN":null,"PMCID":"","EPubDate":null,"PubModel":null,"JCR":null,"JCRName":null,"Score":null,"Total":0}

The multivariate time series analyses were employed to observe the degree and the existence of the integration. We found a cointegrating vector in each of three sub-sample periods. Interestingly, in the 1997 inancial crisis, we found that there was no indication of cointegration relationship among the equity indices. The results of block causality tests and the accounting innovation analysis indicate that the short run dynamic interactions among the stock indices became more intense during the current inancial crisis, and that the U.S. stock market played dominant role in the regional markets. \");} \u0000// --> activate javascript","PeriodicalId":40640,"journal":{"name":"Indonesian Capital Market Review","volume":"2 1","pages":""},"PeriodicalIF":0.4,"publicationDate":"2014-08-26","publicationTypes":"Journal Article","fieldsOfStudy":null,"isOpenAccess":false,"openAccessPdf":"","citationCount":null,"resultStr":null,"platform":"Semanticscholar","paperid":"68239114","PeriodicalName":null,"FirstCategoryId":null,"ListUrlMain":null,"RegionNum":0,"RegionCategory":"","ArticlePicture":[],"TitleCN":null,"AbstractTextCN":null,"PMCID":"","EPubDate":null,"PubModel":null,"JCR":null,"JCRName":null,"Score":null,"Total":0}

Centers such as U.S. and Germany played a vital role in propagating turmoil in G7 countries and spreading shocks to countries in other regions during periods of crisis, whereas Japan ampliied turmoil in Asian peripheries only within the same region. Nonetheless, a study that speciically analyses Malaysian or Asian general public is very rare, despite various cases involving bankruptcies, suicides and harassment that result from improper inancial decisions within the region. This study focuses on Malaysians' inancial literacy and inancial behaviour. It is hypothesized that inancial behaviour is signiicantly correlated with inancial literacy. It is also expected that Malaysians' inancial behaviour and inancial literacy vary signiicantly among those from different education and income levels. A quantitative approach was adopted for this study, utilizing questionnaire survey as the main research instrument. Results showed signiicant, positive correlation between inancial literacy and inancial behaviour. Moreover, less educated individuals and lower income earners were found to have lower inancial literacy. This paper provides a discussion on educational programmes that could be conducted in order to enhance the public's inancial literacy and promotes good inancial practices, especially among these groups of individuals. \");} \u0000// --> activate javascript","PeriodicalId":40640,"journal":{"name":"Indonesian Capital Market Review","volume":"2 1","pages":""},"PeriodicalIF":0.4,"publicationDate":"2014-08-26","publicationTypes":"Journal Article","fieldsOfStudy":null,"isOpenAccess":false,"openAccessPdf":"","citationCount":null,"resultStr":null,"platform":"Semanticscholar","paperid":"68239016","PeriodicalName":null,"FirstCategoryId":null,"ListUrlMain":null,"RegionNum":0,"RegionCategory":"","ArticlePicture":[],"TitleCN":null,"AbstractTextCN":null,"PMCID":"","EPubDate":null,"PubModel":null,"JCR":null,"JCRName":null,"Score":null,"Total":0}
