{"title":"Investigating the Socioeconomic Factors Influencing Households’ Residential Location Choice Using Multinomial Logit Analysis","authors":"Mohamed Mansour Gomaa","doi":"10.21608/ijaeur.2022.259046","DOIUrl":"https://doi.org/10.21608/ijaeur.2022.259046","url":null,"abstract":": Increasing amounts of literature have been published recently on the factors that influence household residential location decisions. These factors include transportation accessibility, physical and environmental aspects of neighborhoods, household socioeconomic characteristics, and others. However, few research has looked at how the attributes of a housing location influence households’ choices. As a result, the primary goal of this study is to examine the influencing factors for households’ residential location choices. This has been achieved by developing a discrete choice analysis that utilizes a multinomial logit model, using state-wide data from the National Household Travel Survey (NHTS). The key findings of this study reveal that the most influential factors include; household income, race, household size, number of vehicles in the household, type of housing, and the household structure. The critical factors linked with high-income groups include access to school, proximity to work, and closeness to friends and family. Similarly, when it comes to race, there is a significant disparity between different races. White people, for instance, are more likely to choose their residential locations based on the size and quality of the property. On the other hand, the number of adults in the household correlates with the convenience to work. When the size of the household grows, it is more likely that they will choose their home location depending on whether or not they have friends and family in the new area. In terms of housing types, people who live in a house are more likely to choose their home location based on the size and quality of the property. Apartment dwellers, on the other hand, tend to be more related to different criteria, such as housing cost and neighborhood quality. These findings have several meaningful implications for housing professionals and urban planners to predict how the growth and development of a city will occur. Both subjects play crucial roles in realizing quality, reliability and durability as well as enhancing performance throughout the life cycle of a project. They also help to improve service related outcomes within budget constraints, achieve a more efficient use of resources, and accomplish an optimum combination of whole-life cost and quality to satisfy the owner and user requirements. This research reviews the requirements for designing a sustainable building and describes the Value Engineering program, including the different phases of the job plan. Then it explores conceptual linkage between the two that relate to achieving best value over the whole life cycle of a project. Finally, this research proposes a method for improving the building sustainability. Where the acoustic performance affects the lecture halls. The internal acoustic factors are among the factors that hinder students and lecturers in the educational space alike. This paper presents a study regarding the effect of indoor acoustic on students' comfort in the educational space. This study was done on two adjacent spaces, the first space (S1) has wood cladding on brick walls, and the second space (S2) has brick walls only. The study stages are divided into two parts. The first part is to measure the intensity of the internal noise to model the distribution to obtain the current values. The second part is to model the state of the internal sound by using simulation programs. In addition to distributing the questionnaires simultaneously during the measurement period. Where the results indicate that the first space (S1) has a noise intensity in the range of 57 to 62 decibels, while the second space (S2) has a noise intensity in the range of 65 to 92 decibels and must be treated. Where 55 dB is the appropriate noise intensity for the acoustic standards of educational spaces. However, the survey results show that respondents feel comfortable with the current noise intensity level in these two spaces. Finally, these two approaches between Standard Survey and Questionnaire give a useful perspective for the designer to design a building.
