Residents of these areas often show discomfort with living in a poor environment. Adopting Hirschman's classic Exit, Voice and Loyalty model, this study analyzes the reactions of residents to dissatisfaction in San Diego, a deprived neighborhood in Madrid. A qualitative methodology was applied to analyze the discourses of residents by conducting fourteen focus groups with diverse profiles according to gender, age, socio-labor situation, and geographical origin. The results reflect that, in a deprived neighborhood, there are limits to reactions, so that exit (moving out) is only partially manifested, and voice (social mobilization) is only temporarily activated, conditioned by the situation and organizational capacity. Loyalty, on the contrary, appears as an option that improves coexistence, but it remains attached to long-term residents and hardly welcomes newcomers, especially immigrants. The explanatory capacity of Hirschman's model is here expanded by exploring the use of resistance as a complementary response. This strategy, as a political reaction, complements voice and reinforces agency by seeking concrete improvements in the daily life of the residents. These qualitative research results provide important insight into neighbors’ reactions in deprived areas, where exit and voice, as main options, are limited, and resistance becomes a significant potential for them.","PeriodicalId":47558,"journal":{"name":"Journal of Housing and the Built Environment","volume":null,"pages":null},"PeriodicalIF":0.0,"publicationDate":"2023-11-09","publicationTypes":"Journal Article","fieldsOfStudy":null,"isOpenAccess":false,"openAccessPdf":"","citationCount":null,"resultStr":null,"platform":"Semanticscholar","paperid":"135192694","PeriodicalName":null,"FirstCategoryId":null,"ListUrlMain":null,"RegionNum":3,"RegionCategory":"经济学","ArticlePicture":[],"TitleCN":null,"AbstractTextCN":null,"PMCID":"","EPubDate":null,"PubModel":null,"JCR":null,"JCRName":null,"Score":null,"Total":0}

While often a response to the material conditions of a dwelling, such as decay and damage, renovation also as emerges as a practice central to identity creation, sense of home, and leisure. Importantly, improving household sustainability is increasingly driving renovation activities, as governments and households seek to reduce the environmental impact of residential dwellings. Drawing on data collected from a national survey developed by the authors, this paper explores sustainable renovation practices in Australia. The paper provides a three-level analysis of home renovators. First, the paper profiles recent renovators. Second, the extent to which sustainability was considered by recent renovators during the renovation process is investigated. Third, the relationship between personal values placed on household sustainability and the sustainable renovation practices are explored. The analysis reveals that sustainability is an important renovation driver. However, sustainable renovation practices differ between groups of homeowners, with educated and wealthy homeowners most likely to undertake sustainable renovation. Further, those with a stronger commitment to household sustainability are the most likely to include expensive sustainability technologies as part of their renovations. However, it is younger households, who are less committed to the principles of household sustainability, that are most likely to access government subsidies to support the inclusion of these technologies as part of their renovation. The different profiles and actions of these renovator groups reveal a series of challenges and opportunities for governments seeking to promote household sustainability.","PeriodicalId":47558,"journal":{"name":"Journal of Housing and the Built Environment","volume":null,"pages":null},"PeriodicalIF":0.0,"publicationDate":"2023-11-07","publicationTypes":"Journal Article","fieldsOfStudy":null,"isOpenAccess":false,"openAccessPdf":"","citationCount":null,"resultStr":null,"platform":"Semanticscholar","paperid":"135476403","PeriodicalName":null,"FirstCategoryId":null,"ListUrlMain":null,"RegionNum":3,"RegionCategory":"经济学","ArticlePicture":[],"TitleCN":null,"AbstractTextCN":null,"PMCID":"","EPubDate":null,"PubModel":null,"JCR":null,"JCRName":null,"Score":null,"Total":0}

Exploratory factor analysis (EFA) and confirmatory factor analysis (CFA) were utilised in analysing the collected data, with goodness-of-fit based on a two-index strategy used in determining model acceptability. The SEM results showed that all eight identified exogenous (independent) factors (demographic characteristics, dwelling unit features, neighbourhood features, services provided by the government, household self-congruity, functional congruity, green building features and stakeholders’ relations) had a direct positive and significant influence RLC in South Africa. The general hypothesis that the choices of households in choosing where to reside or stay are a product of the direct influence of the exogenous variables in influencing RLC in South Africa is proven. This suggested that all eight (8) variables included in the model are the most significant determinants of the RLC in South Africa.","PeriodicalId":47558,"journal":{"name":"Journal of Housing and the Built Environment","volume":null,"pages":null},"PeriodicalIF":0.0,"publicationDate":"2023-10-16","publicationTypes":"Journal Article","fieldsOfStudy":null,"isOpenAccess":false,"openAccessPdf":"","citationCount":null,"resultStr":null,"platform":"Semanticscholar","paperid":"136113703","PeriodicalName":null,"FirstCategoryId":null,"ListUrlMain":null,"RegionNum":3,"RegionCategory":"经济学","ArticlePicture":[],"TitleCN":null,"AbstractTextCN":null,"PMCID":"","EPubDate":null,"PubModel":null,"JCR":null,"JCRName":null,"Score":null,"Total":0}

But with this comfort-driven approach, residential satisfaction is reduced to a psychophysical relationship. Adding psychological substance to the design process, the paper argues that a distinction should be made between residential satisfaction and home attachment and that we need to consider home attachment as a mediator variable for comfort. The aim of the paper is to empirically assess whether the mediation, if it exists at all, is partial or complete. Distinguishing different forms of comfort, a set of alternative structural equation models are tested with data from a 14-nation population survey in Europe. The result of the model tests is that our wellbeing at home comes in two forms—satisfaction and attachment—and that there is partial as well as complete mediation of home attachment on satisfaction depending on the kind of comfort studied.","PeriodicalId":47558,"journal":{"name":"Journal of Housing and the Built Environment","volume":null,"pages":null},"PeriodicalIF":0.0,"publicationDate":"2023-10-14","publicationTypes":"Journal Article","fieldsOfStudy":null,"isOpenAccess":false,"openAccessPdf":"","citationCount":null,"resultStr":null,"platform":"Semanticscholar","paperid":"135804174","PeriodicalName":null,"FirstCategoryId":null,"ListUrlMain":null,"RegionNum":3,"RegionCategory":"经济学","ArticlePicture":[],"TitleCN":null,"AbstractTextCN":null,"PMCID":"","EPubDate":null,"PubModel":null,"JCR":null,"JCRName":null,"Score":null,"Total":0}

While the need to prevent urban decline, rejuvenate declining/dilapidating neighbourhoods and promote sustainable urban development has always been at the forefront of neighbourhood gentrification, developers are the major beneficiaries of the rapid rise in property prices. This study examines the important drivers of gentrification in East Malaysia from political, economic, social and spatial lenses. This research was analysed using a questionnaire survey data collected from housing developers and other allied professionals with relevant experience in neighbourhood gentrification in East Malaysia. Then, the hierarchical clustering technique followed by the Relative importance index (RII) computation was used to determine the relationship between the identified driving factors, the grouping of drivers into relatable clusters, as well as to determine the most influential cluster and drivers encouraging the course of neighbourhood gentrification. The study uncovers a compelling insight: although political factors exert the greatest influence on neighbourhood gentrification, it is crucial to acknowledge the substantial roles played by economic, social, and spatial drivers in its emergence, albeit to a somewhat lesser degree. Our findings emphasise the pivotal importance of eight political derivatives, which shape and contribute to the complex dynamics of gentrification, underscoring their significance in understanding its multifaceted nature. The findings of this research are a valid reference point for the relevant stakeholders to garner greater insight into the particularities of neighbourhood gentrification in East and Malaysia and many urban communities around the globe.","PeriodicalId":47558,"journal":{"name":"Journal of Housing and the Built Environment","volume":null,"pages":null},"PeriodicalIF":0.0,"publicationDate":"2023-09-30","publicationTypes":"Journal Article","fieldsOfStudy":null,"isOpenAccess":false,"openAccessPdf":"","citationCount":null,"resultStr":null,"platform":"Semanticscholar","paperid":"136342166","PeriodicalName":null,"FirstCategoryId":null,"ListUrlMain":null,"RegionNum":3,"RegionCategory":"经济学","ArticlePicture":[],"TitleCN":null,"AbstractTextCN":null,"PMCID":"","EPubDate":null,"PubModel":null,"JCR":null,"JCRName":null,"Score":null,"Total":0}
