{"title":"The Default of U.S. Mortgage Loans: Focusing on the Borrowers: or Lenders-friendly Policies","authors":"Seong-Won Lee, Yeon-Jae Lee","doi":"10.22423/kreus.2023.16.1.5","DOIUrl":"https://doi.org/10.22423/kreus.2023.16.1.5","url":null,"abstract":"본 연구는 연체율이 급등하는 시점에서, 차입자 또는 대출자-우호 정책을 중심으로 주택담보대출 채무불이행을연구한다. 미국의 법원경매(Judicial foreclosure)와 소유권 회복제도(Redemption)를 차입자 우호정책으로, 소구 주택담보대출(Recourse mortgage loan)을 대출자 우호정책으로 구분하여 그 효과를 분석하였다, 소구 주택담보대출정책은 채무불이행 확률에 통계적으로 유의한 음(-)의 영향을 미쳤으나, 법원경매, 소유권 회복제도는 통계적 유의성을 확보할 수 없었다. 또한, 관측되지 않는 당월 DTI를 추정하여, 당월 실업률 변수와 비교하여, 채무불이행 모형에 대한 영향력 차이를 확인하였다. 당월 DTI 변수는 채무불이행에 통계적으로 유의한 양(+)의 영향을 미쳤으나, 당월 실업률 변수는 통계적으로 유의하지 않았다. 마지막으로 계량모형과 기계학습모형의 예측력을 비교하여, 계량모형의 예측력이 상대적으로 우수함을 검증하였다.The study focuses on analyzing the effects of borrowers or lenders-friendly policies on mortgage defaults during a period of high delinquency rates. Specifically, the study investigates the impact of judicial foreclosure, redemption, and recourse mortgage loans on mortgage defaults. The results showed that while judicial foreclosure and redemption were classified as borrower-friendly policies, they did not have a statistically significant effect on the probability of default. Recourse mortgage loans, on the other hand, were found to have a statistically significant negative effect on the default, meaning that they reduced the likelihood of borrowers defaulting on their loans. Additionally, the study compared the influence of the borrower’s current debt-to-income (current DTI) ratio and unemployment rate on the default model. The current month’s DTI variable was found to have a statistically significant positive effect on debt default, meaning that higher current DTI ratios increased the likelihood of borrowers defaulting. However, the current month’s unemployment rate variable did not have a statistically significant effect on debt default. {"title":"The Impact of Lessors’ ESG Management on Tenants’ Behavioral Intention: A Structural Analysis on the Tenants’ Dicision Making Process of the Logistics Real Estate","authors":"Tae-Ho Lee, Seonghun Min","doi":"10.22423/kreus.2023.16.1.135","DOIUrl":"https://doi.org/10.22423/kreus.2023.16.1.135","url":null,"abstract":"본 연구목적은 물류부동산 개발자에게 수요자 중심의 설계 및 공급방안을 제시하고, 임대인에게는 운영수익 개선과 자산가치 향상방안을 제시하고자 하였다. 연구가설 수립과 입증을 위해 질적 연구방법으로 선행연구문헌 검토와 전문가 인터뷰를 진행하여 연구가설을 수립하였고, 양적 연구방법으로 설문조사 실시와 구조방정식 모형분석을 통해 연구가설을 검증 하였다. 연구 결과, 첫째, 임대인의 물류부동산 자산특성(입지환경), 임대서비스(차별화 서비스, 관리수준)과 ESG 경영(친환경 활동, 사회적 책임, 지배구조 활동)은 임차인이 인식하는 고객가치, 관계품질, 고객만족에게 유의미한 영향을 미치고 있었다. 둘째, 매개변수인 고객가치, 고객만족, 관계품질 간의 인과관계에 관한 가설검정 결과, 고객가치가 고객만족에게 유의미한 영향을 미치는 것을 확인하였다. 셋째, 매개변수와 임차인의 물류부동산 선택과 관련된 행동의도 간 인과관계에 대한 가설 검증 결과, 모두 유의미한 영향을 미치고 있었다. 넷째, 본 연구의 구조적 관계가 운영관리 주체(위탁관리 / 자가관리)와 임대인의 ESG 활동수준(높은 집단 / 낮은 집단)에 따른 조절효과 검증 결과, 차별화 서비스의 경우 위탁관리 방식이 자기관리 방식 보다 고객만족과 관계품질에 유의미한 영향을 미치는 것을 확인하였고, ESG 활동수준이 높은 집단이 관리수준과 친환경 활동 → 고객가치 → 행동의도로 이어지는 인과관계 경로가 유의미한 영향이 있음을 확인하였다.This study aimed to propose demand-centered design and supply strategies to logistics real estate developers, and to provide operational revenue improvement and asset value enhancement approaches to lessors. As results of the study, firstly, the lessor’s logistics real estate asset characteristics (location environment), management methods (differentiated services, management level), and ESG management(environmental activities, social responsibility, governance activities) had a significant impact on tenant’s perceived customer value, relationship quality, and customer satisfaction. Secondly, through hypothesis testing regarding the causal relationship among parameters such as customer value, customer satisfaction, and relationship quality, it was confirmed that customer value had a significant influence on customer satisfaction. Thirdly, through hypothesis testing regarding the causal relationship between parameters and tenant’s behavioral intentions, related to the tenant’s choice of logistics real estate, it was found that all had a statistically significant effects. Fourthly, through the verification of the moderating effects of the structural relationships in this study according to the operation and management entity (outsourced management / self\u0002management) and lessor’s level of ESG activities (high group / low group), it was confirmed that differentiated services had a more significant impact on customer satisfaction and relationship quality when using the outsourced management method compared to self-management method.
