As results of the study, firstly, the lessor’s logistics real estate asset characteristics (location environment), management methods (differentiated services, management level), and ESG management(environmental activities, social responsibility, governance activities) had a significant impact on tenant’s perceived customer value, relationship quality, and customer satisfaction. Secondly, through hypothesis testing regarding the causal relationship among parameters such as customer value, customer satisfaction, and relationship quality, it was confirmed that customer value had a significant influence on customer satisfaction. Thirdly, through hypothesis testing regarding the causal relationship between parameters and tenant’s behavioral intentions, related to the tenant’s choice of logistics real estate, it was found that all had a statistically significant effects. Fourthly, through the verification of the moderating effects of the structural relationships in this study according to the operation and management entity (outsourced management / self\u0002management) and lessor’s level of ESG activities (high group / low group), it was confirmed that differentiated services had a more significant impact on customer satisfaction and relationship quality when using the outsourced management method compared to self-management method. Abstract
