{"title":"K-REITs(부동산투자회사)의 투자 유형별 특성 분석","authors":"김상진, 이명훈","doi":"10.5762/KAIS.2016.17.11.66","DOIUrl":"https://doi.org/10.5762/KAIS.2016.17.11.66","url":null,"abstract":"최근 리츠 인가의 증가로 대두되는 사안은 경영활동에 드는 자금을 어떻게 조달하는지와 투자 자금을 효율성 있게 운용함으로써 기대 수익률과 경영 극대화를 목표 설정에 맞게 실현될 수 있는지 대한 문제로 귀결되는 듯하다. 이에 본 연구는 국내 리츠가 운용된 2002년부터 2015년(2007～2009년, 글로벌 금융위기 기간의 파급효과 기간은 제외하였음)까지 리츠의 사업현황, 투자, 재무 등 경영 전반에 관련 자료를 구축하여 투자 유형별 특성을 분석하고 리츠의 부채비율에 영향을 미치는 요인을 분석하였다. 분석결과 리츠의 최대주주 성향이 법인, 연기금, 공제회, 은행, 증권, 보험 등의 비중이 높게 나타나며 최근 최대주주와 주요주주의 비중이 상승하고 있다. 리츠 투자에서 기관투자자 역할이 증대되면서 기관투자자가 리츠 성장을 견인한 것으로 보인다. 기관투자자에서 자주 목격되는 동시 투자자에게 다른 금융기관보다 더 높은 이자율을 지급된 것으로 분석되어, 리츠가 동시투자자에 대하여 유인과 보상을 병행한 것으로 판단된다. 부채비율과 관련 변수 간의 영향요인에 대하여 다중회귀분석을 수행한 결과 부채비율이 수익성과는 음(-)의 관계를 맺어 자본조달순위이론을 지지하며, 투자기회(성장성)는 음(-)의 관계, 자산 규모와는 양(+)의 관계를 맺어 상충이론을 따르는 것으로 분석되었다. 이와 같은 연구결과는 국내 리츠가 공모형 리츠보다는 사모형 리츠 위주로 운용되고 있어 타인자본 조달 시 주식시장의 자금조달보다는 유형자산(대부분 부동산)의 담보에 의한 차입으로 운영되고 있는 리츠시장을 반영한 것으로 보인다. 또한, 글로벌 금융위기 이후 타인자본을 리츠 사업에 적극적으로 활용하고 있으며, 최대주주의 비중과 성향, 투자상품에 따라 부채비율이 결정되고 있음을 보여준다.","PeriodicalId":438644,"journal":{"name":"Journal of the Korea Academia Industrial Cooperation Society","volume":"43 1","pages":"0"},"PeriodicalIF":0.0,"publicationDate":"2016-11-01","publicationTypes":"Journal Article","fieldsOfStudy":null,"isOpenAccess":false,"openAccessPdf":"","citationCount":null,"resultStr":null,"platform":"Semanticscholar","paperid":"132401561","PeriodicalName":null,"FirstCategoryId":null,"ListUrlMain":null,"RegionNum":0,"RegionCategory":"","ArticlePicture":[],"TitleCN":null,"AbstractTextCN":null,"PMCID":"","EPubDate":null,"PubModel":null,"JCR":null,"JCRName":null,"Score":null,"Total":0}

{"title":"Study on the legal system alignment of Invention Promotion Act and Its Relationship with the Framework Act on Intellectual Property","authors":"Kyung-Ho Lee, S. Such frequent revisions have been pointed out as a major cause of the recent ongoing discussion on the alignment of the Invention Promotion Act. For proper alignment of the Act, diversified perspectives and issues have been discussed. Of them, the talk considering the effect of the 2011 Framework Act on Intellectual Property establishment on the Invention Promotion Act has received increasing attention. In this situation, this paper examined the relationship between the Framework Act and Invention Act with special focus on the relationship between the framework-formed law and an individual act that has existed prior to such a framework act. Based on this analysis, this study examined the alignment goal of the Invention Act. In addition, by studying the relationship between the recently-established framework act and the individual act along with revision case examples thereof, this paper aimed to produce a standard reflecting the legal reality. This study assumed that, although it is difficult to recognize any formal superiority in the Framework Act on Intellectual Property in the present South Korean legal regime, some practical superiority or practical supremacy is still deemed to be acknowledged. Under this assumption, it was found in this study that the Invention Promotion Act would also need to be managed in an appropriate relationship with the Framework Act within the range of such an attitude. Moreover, the structure would need to be reorganized. As discussed partially at the practical level, however, the Invention Promotion Act is an execution act of the Framework Act on Intellectual Property. Furthermore, it is inappropriate to seek to converge the full structures completely, given the limitations of the South Korean legal regime and the fairness balance with other legal cases. The comparison group used shampoo with no rooibos extract while experiment group 1 used shampoo including rooibos extracts, and experiment group 2 used shampoo and scalp enhancer including the rooibos extracts. The results showed that there were no meaningful changes on the scalps of the comparison group while experiment group 2, which used both shampoo and scalp enhancer including rooibos, showed better improvement on seborrheic dermatitis than experiment group 1 which only used shampoo including rooibos. Due to the requirements of weapon systems, most arms are kept in an armory for a very long time before being used. During this time, the reserve battery, which serves mostly as a power supply for the electronic fuze, can be degraded, thus causing problems when it is actually needed. We attempt to solve the various problems associated with the old fuze system caused by long-term storage by using the 'induction power' transmitted from another device just before its operation, instead of using 'built-in power'. We tried to find the best carrier frequency to communicate with the system by induced electromotive force. Also, we changed the communication method for transmitting the 'induction power' from 'FM/AM modulation' to 'Duty ratio modulation', which can transmit a large amount of data in a short time. The hospital workers in the administration department of the different medical institutions that are registered with the Korean Hospital Association were surveyed. These institutions can be standard hospitals or hospitals greater in size. A summary of the research results are as follows. There was no significant correlation in their registration procedures in relation to the institution's founder, number of sickbeds, number of staff employed in the administration department, and average number of outpatients per day. On the other hand, the prepayment of medical fees occurred more frequently when the number of sickbeds was larger. In addition, there was no large difference in their appointment procedures in relation to those features. Nevertheless, the prepayment of medical fees accounted for 11.8 % of the entire payment in institutions with less than five hundred beds, while fifty percent of the payment was made in advance in larger institutions with five hundred or more beds. From this research, there was only a small difference among the institutions' outpatient management, but a notable difference was observed in their electronic data processing systems and facilities. Therefore, more financial support should be generated for the implementation of a more integrated process. This study comprised of 60 office workers aged between 20 and 65 years, and was performed from January 15 to February 28, 2015. The study variables measured were the stimulated and unstimulated salivary flow rates, salivary buffering, saliva pH, dry mouth at the dorsum of the tongue and the sublingual region, halitosis, and the degree of tongue-coating as oral environmental factors. To identify the presence of oral bacteria, pathogens were detected by extracting the gDNA of the resting salivary flow rate. The risk of S.mutans detection was 15 times higher with smokers, 1.3∼1.6 times higher when the resting or stimulated salivary flow rate was reduced by 1 mm. The risk of P.intermedia detection was 13 times higher in smokers, 4.3 times higher as the severity of oral dryness was lowered, and 4 times higher for adults with a tongue coating than those without. In addition, the risk of detecting TM7 was 5.5 times higher as sublingual dryness was decreased by 1mm. The oral bacterial count will be reduced considerably by smoking cessation education and habits that facilitate a salivary flow rate. {"title":"The effect of group sociality play in sociality of autistic adolescent","authors":"Hee-Soon Woo, Sung-Yoon Won","doi":"10.5762/KAIS.2016.17.6.98","DOIUrl":"https://doi.org/10.5762/KAIS.2016.17.6.98","url":null,"abstract":"Group play for sociality is a therapeutic method involving a mixture of various factors, such as targeted activities, perceptions, and physical mobility required in daily life, through group activities to encourage self-expression for the purpose of facilitating sociality. This study was conducted in order to verify its effects by applying it to autistic adolescents who lack communicative ability with others and ultimately to improve their interpersonal relationships and sociality. This study applied a single preand post-test experiment design to 8 autistic adolescents with lack of sociality who use a daycare center in Daejeon. The group play for sociality program consisted of two sessions a week for 7 weeks from October to December 2013 for a total of 14 sessions. The sociality of the adolescents before and after the intervention was analyzed by the Wilcoxon signed-rank test. As a result of the study, the total grades of the E-CLAC and social maturity test showed significant changes from 39.88±6.78 to 47.00±4.28 and 49.96±28.00 to 61.36±21.75, respectively. In detail, there were significant changes in the sub-items, such as adjustment in group, following guidance, and increasing behavioral frequency. A small-scale model of the reactor pressure vessel, which has equivalent dynamic characteristics, was designed to be tested in domestic seismic testing facilities in the future. In this study, seismic analysis of the small-scale model installed with metal insulation was performed using equivalent static analysis and response spectrum analysis. The required Response Spectrum for main equipment of the primary coolant system of APR-1400 plant were considered to establish the enveloping response spectrum, which was applied to the seismic analysis model. The results from two seismic analysis methods were compared to show the structural adequacy of the metal insulator design against a safe shutdown earthquake.
