Sarawak, the largest state in Malaysia, faced similar issues and such dispute had been reported in leading to cost and time overrun on the multiple large-scale construction projects. This research investigates factors causing dispute within Sarawak construction industry, by targeting G7 contractors, who has no limitation in handling the scale of project, by using simple random sampling method. Eighty-six contractors responded to the online questionnaire, amounting to 34% valid response rate. Descriptive statistics and Mann-Whitney U-test were used to investigate the viewpoint of respondents. The findings revealed that delay issue as the key cause of dispute to the contractors in Sarawak. Mann-Whitney U-test showed statistical significant differences on the perspectives of contractors between less than or equal to 10 years working experiences and more than 10 years experiences on four causes: poor cost management, finance issue, delay issue and different interpretation of contract provisions. This research could serve as a guideline for the contractors in handling dispute to improve construction companies’ profit margin and construction projects’ efficiency.","PeriodicalId":372016,"journal":{"name":"Journal of Surveying, Construction & Property","volume":"63 1","pages":"0"},"PeriodicalIF":0.0,"publicationDate":"2023-06-28","publicationTypes":"Journal Article","fieldsOfStudy":null,"isOpenAccess":false,"openAccessPdf":"","citationCount":null,"resultStr":null,"platform":"Semanticscholar","paperid":"121856642","PeriodicalName":null,"FirstCategoryId":null,"ListUrlMain":null,"RegionNum":0,"RegionCategory":"","ArticlePicture":[],"TitleCN":null,"AbstractTextCN":null,"PMCID":"","EPubDate":null,"PubModel":null,"JCR":null,"JCRName":null,"Score":null,"Total":0}

These substances when abused could have negative impact on the psyche of workers which affects the success of construction projects. This study therefore assesses the impact of substance abuse on construction projects with view to suggest possible measures for ameliorating those impacts towards successful project management. Questionnaire was used in collecting the data; mean score and charts were the instruments used in analysing the data. The major causes of substance abuse on construction sites were the stress of working long hours and pressure to meet up with strict deadlines. Substances commonly abused were locally brewed beer (burkutu), cannabis and prescription drugs such as emzol and tutoline. The rate of substance abuse among construction was adjudged to be high. Substance abuse affects workers’ ability to achieve project specifications, compromises clients’ satisfaction, causes cost and time overruns. The study suggests developing workplace drug and alcohol policies, pre-employment and random testing of workers and harsh punitive measures for offenders as effective strategies against substance abuse on construction sites in the study area.","PeriodicalId":372016,"journal":{"name":"Journal of Surveying, Construction & Property","volume":"57 1","pages":"0"},"PeriodicalIF":0.0,"publicationDate":"2023-06-28","publicationTypes":"Journal Article","fieldsOfStudy":null,"isOpenAccess":false,"openAccessPdf":"","citationCount":null,"resultStr":null,"platform":"Semanticscholar","paperid":"114281413","PeriodicalName":null,"FirstCategoryId":null,"ListUrlMain":null,"RegionNum":0,"RegionCategory":"","ArticlePicture":[],"TitleCN":null,"AbstractTextCN":null,"PMCID":"","EPubDate":null,"PubModel":null,"JCR":null,"JCRName":null,"Score":null,"Total":0}

Environmental aspect is one of the sustainability elements that tends to be neglected in the supply chain management. Its impact on project site and living surrounding environment is either taken lightly or ignored by the construction stakeholders. This paper aims to investigate the barriers of the uptake of Green Supply Chain Management (GSCM) during the pre-construction stage of construction project to assist stakeholders with planning in relation to the environmental protection at the earliest stage of a project. Pre-construction is the stage within a project life cycle for decision making on the selection of materials, labours, plants and equipment. Questionnaire survey was distributed to the construction stakeholders, with 44 valid responses returned. The analysis was drawn from the feedback of the architects, contractors, consultants, and engineers. The results revealed that the critical barriers for the GSCM were lack of company’s leadership and support, lack of awareness, and lack of sustainable GSCM practices. This research provides an overview of current GSCM practices in Malaysia and alerts stakeholders to focus on specific organizational strategies in adopting GSCM.","PeriodicalId":372016,"journal":{"name":"Journal of Surveying, Construction & Property","volume":"31 1","pages":"0"},"PeriodicalIF":0.0,"publicationDate":"2023-06-28","publicationTypes":"Journal Article","fieldsOfStudy":null,"isOpenAccess":false,"openAccessPdf":"","citationCount":null,"resultStr":null,"platform":"Semanticscholar","paperid":"128251454","PeriodicalName":null,"FirstCategoryId":null,"ListUrlMain":null,"RegionNum":0,"RegionCategory":"","ArticlePicture":[],"TitleCN":null,"AbstractTextCN":null,"PMCID":"","EPubDate":null,"PubModel":null,"JCR":null,"JCRName":null,"Score":null,"Total":0}

Both primary and secondary data were utilized for this study. Personal interview entailed holding discussion with residents in the study area and also staffs from the relevant agencies in charge of the environment, especially a staff from Lagos State Ministry of Environment and Lagos State Physical Planning and Development Authority (LASSPDA). The research population for this study was number of buildings in the selected drought prone areas of the community through reconnaissance survey. A total of 429 buildings was counted using Google Earth map. The number of buildings on each street within the study area and the number of questionnaires distributed in the street, using a systematic random distribution technique. Therefore, a total number of 196 questionnaires represent the sample size of the study area, since all areas cannot be covered due to constraint of time. Data gathered from field survey was examined using descriptive and inferential statistics. The study therefore recommends that there must try as much harder to increase flood control and management, disaster management must be put in place, readily available to tackle flood issues, climate change reduction and adaptation initiatives, so as to increase the flexibility capabilities of our environment and its components.","PeriodicalId":372016,"journal":{"name":"Journal of Surveying, Construction & Property","volume":"51 1","pages":"0"},"PeriodicalIF":0.0,"publicationDate":"2023-06-28","publicationTypes":"Journal Article","fieldsOfStudy":null,"isOpenAccess":false,"openAccessPdf":"","citationCount":null,"resultStr":null,"platform":"Semanticscholar","paperid":"122515553","PeriodicalName":null,"FirstCategoryId":null,"ListUrlMain":null,"RegionNum":0,"RegionCategory":"","ArticlePicture":[],"TitleCN":null,"AbstractTextCN":null,"PMCID":"","EPubDate":null,"PubModel":null,"JCR":null,"JCRName":null,"Score":null,"Total":0}

The purpose of this research is to gain an understanding of the key technologies that the Malaysian market is prioritising and, consequently, to determine whether the industry is keeping pace with technological advancement. This study analysed the significance of ten (10) essential FM technologies and five (5) deployment FM areas with specific focus on real estate and commercial property sector in FM. The research employed purposive sampling to assemble an expert panel, and then used a questionnaire with a five-point Likert scale to conduct a Delphi study to evaluate the relative importance of each technology and implementation area. Each member of the expert panel was interviewed separately, and the survey was distributed to each of them. According to the findings, CMMS is identified as the technology with the most significant function as data and information management, and maintenance and operations management, whereas BAS is a significant technology for energy management. In conclusion, the research demonstrated that technology adoption in Malaysia is concentrated on legacy technology, hence emerging technology has not yet been considered due to factors such as untested use case, high risk on return on investment, the complexity of new technology and lack of organisational support. The implication of this study shows that adoption is still in its infancy stage; consequently, additional awareness, collaboration between academia and industry, investment in training, and prospects for industry efficiency and productivity are required. While the focus of the research is confined to real estate and commercial property, additional research can be conducted on other segments of the FM industry in Malaysia, including healthcare and education.","PeriodicalId":372016,"journal":{"name":"Journal of Surveying, Construction & Property","volume":"17 1","pages":"0"},"PeriodicalIF":0.0,"publicationDate":"2023-06-28","publicationTypes":"Journal Article","fieldsOfStudy":null,"isOpenAccess":false,"openAccessPdf":"","citationCount":null,"resultStr":null,"platform":"Semanticscholar","paperid":"116700437","PeriodicalName":null,"FirstCategoryId":null,"ListUrlMain":null,"RegionNum":0,"RegionCategory":"","ArticlePicture":[],"TitleCN":null,"AbstractTextCN":null,"PMCID":"","EPubDate":null,"PubModel":null,"JCR":null,"JCRName":null,"Score":null,"Total":0}

The objective of this research is to provide insight and assess the factors influencing the acceptance of CMMS among facility managers in Malaysia. As a result, an improved comprehension of CMMS technology acceptance can be formed, as well as a better understanding of other FM technology adoption. Multiple factors influence CMMS acceptance, and this study used a quantitative technique to verify the hypothesis, using the Technology Acceptance Model (TAM) in conjunction with a Partial Least Square-Structural Equation Model (PLS-SEM). In addition, 125 facility managers completed an online survey that was utilised to collect primary data. The quantitative and structural models were analysed using PLS-SEM. Based on the study's findings, perceived usefulness (PU) and perceived ease of use (PEOU) have a favourable impact on behavioural intention (BI), which influences actual usage (AU) of CMMS. The research aims to improve awareness of the degree of acceptance of CMMS among facility managers and to contribute to FM organisations' better understanding of future technology adoptions.","PeriodicalId":372016,"journal":{"name":"Journal of Surveying, Construction & Property","volume":"18 1","pages":"0"},"PeriodicalIF":0.0,"publicationDate":"2023-06-28","publicationTypes":"Journal Article","fieldsOfStudy":null,"isOpenAccess":false,"openAccessPdf":"","citationCount":null,"resultStr":null,"platform":"Semanticscholar","paperid":"123350021","PeriodicalName":null,"FirstCategoryId":null,"ListUrlMain":null,"RegionNum":0,"RegionCategory":"","ArticlePicture":[],"TitleCN":null,"AbstractTextCN":null,"PMCID":"","EPubDate":null,"PubModel":null,"JCR":null,"JCRName":null,"Score":null,"Total":0}

This study investigated the factors affecting the profitability of construction contractors in Akwa Ibom State, Nigeria. It also determined if there are differences in the perspectives of building and civil engineering contractors on the important factors affecting profitability. Data were collected with the aid of a well-structured questionnaire and were analysed using mean score and Mann-Whitney U test. A total of 173 adequately completed questionnaires were analysed. Turnover or volume of sale of the contracting firm is considered as the most important factor influencing contractors’ profitability, while other key factors include low profit margin of projects, contractor’s productivity and shortage of working capital or liquidity issue. Findings also revealed that there is a difference in the perception of building and civil engineering construction contractors on most of the factors affecting profitability of contracting firms. It is recommended that that construction contractor should create a work bank or increase the amount of construction work at hand in order to keep turnover flowing steady. In addition, the distinction between building and civil engineering contracts should be recognised when considering the factors affecting contractors’ profitability.","PeriodicalId":372016,"journal":{"name":"Journal of Surveying, Construction & Property","volume":"118 1","pages":"0"},"PeriodicalIF":0.0,"publicationDate":"2023-06-28","publicationTypes":"Journal Article","fieldsOfStudy":null,"isOpenAccess":false,"openAccessPdf":"","citationCount":null,"resultStr":null,"platform":"Semanticscholar","paperid":"116366371","PeriodicalName":null,"FirstCategoryId":null,"ListUrlMain":null,"RegionNum":0,"RegionCategory":"","ArticlePicture":[],"TitleCN":null,"AbstractTextCN":null,"PMCID":"","EPubDate":null,"PubModel":null,"JCR":null,"JCRName":null,"Score":null,"Total":0}

The quantitative methodology was adopted via questionnaire surveys to 137 residents of the four residential case study buildings. The analyses are frequency of failure, performance indicator by Weighted Average Satisfaction index (WAS) for the attributes: waiting time request and response from staff, professionalism and expertise of staff, worthiness of paid maintenance fee and relative performance index (RPIa) for the overall satisfaction for each facility as well as correlation test. Residents of the case studies were satisfied as the attributes of the performance recorded the WAS score of 40-79. The value of RPIa is closer to 1.00, indicating that almost all the facilities contribute to the good performance of the buildings and indirectly enhance the residents’ well-being. There is also a strong relationship between each attribute as the value of correlation is above 0.5 except for certain attributes in Case B. The present study suggests that maintenance services and facilities of residential buildings particularly should be in good condition and under proper care to enhance the performance of the buildings and the residents’ well-being. The study also noted that end user behaviour together with well-planned and functional management also contributes to the performance of the buildings.","PeriodicalId":372016,"journal":{"name":"Journal of Surveying, Construction & Property","volume":"46 1","pages":"0"},"PeriodicalIF":0.0,"publicationDate":"2023-06-28","publicationTypes":"Journal Article","fieldsOfStudy":null,"isOpenAccess":false,"openAccessPdf":"","citationCount":null,"resultStr":null,"platform":"Semanticscholar","paperid":"127484731","PeriodicalName":null,"FirstCategoryId":null,"ListUrlMain":null,"RegionNum":0,"RegionCategory":"","ArticlePicture":[],"TitleCN":null,"AbstractTextCN":null,"PMCID":"","EPubDate":null,"PubModel":null,"JCR":null,"JCRName":null,"Score":null,"Total":0}

All the key players in construction must represent a good communication flow among themselves to avoid misunderstanding that later will affect their performance and reputation. However, there are still have issues among themselves while communicating. These communication issues are not only happening in Malaysia but in many other developing countries that are involved in the construction industry. However, there are insufficient studies on these communication issues involving project participants. Hence, the present article employs a systematic literature review to determine the issues of communication among project participants in the construction industry. The study was combined many research designs and the review was referring to ROSES (Reporting Standards for Systematic Evidence Syntheses) protocols. This research employs a systematic literature review of selected published indexed journals from Web of Science and Scopus. The findings identified several communication issues that can be categorized into different themes, which are; (1) accuracies, (2) timeliness, (3) distortions, (4) barriers, (5) under loading, (6) overloading, (7) misunderstanding, (8) gatekeeping, (9) procedures, and lastly (10) financial. Furthermore, the study also presented several significant contributions for practical purposes and a body of knowledge. The findings also described the importance of good strategies to overcome the communication issues and to look at the potential impact of those solutions on the whole progress of the projects.","PeriodicalId":372016,"journal":{"name":"Journal of Surveying, Construction & Property","volume":"126 33 1","pages":"0"},"PeriodicalIF":0.0,"publicationDate":"2022-09-30","publicationTypes":"Journal Article","fieldsOfStudy":null,"isOpenAccess":false,"openAccessPdf":"","citationCount":null,"resultStr":null,"platform":"Semanticscholar","paperid":"117172111","PeriodicalName":null,"FirstCategoryId":null,"ListUrlMain":null,"RegionNum":0,"RegionCategory":"","ArticlePicture":[],"TitleCN":null,"AbstractTextCN":null,"PMCID":"","EPubDate":null,"PubModel":null,"JCR":null,"JCRName":null,"Score":null,"Total":0}

As the development of BIM progresses, there are concerns related to the five-dimensional (5D) BIM procedures in producing deliverables from the cost aspects of the project that adopts BIM technology. While the concerns may expose to amount of risks that can influence the project cost, this paper is determined to investigate the technical risks of 5D BIM practice and explore risk mitigation strategies for the construction project that adopts 5D BIM technology. Three main groups of technical risks were identified and reviewed, namely modelling issues, poor execution procedures and design change issues. The population of this paper consists of quantity surveyors and the respondents come from consultancy firms, contractors and developers. This paper also found twelve critical issues and challenges of 5D BIM implementation that had been analysed with the relative importance index (RII) analysis. Risk mitigation strategies are proposed to make a positive impact on the 5D BIM implementation, which consist of regular checks and balances, improve skills and knowledge through training and acquire suitable 5D BIM applications. The use of a BIM execution plan (BEP) and BIM protocol are also being discussed in this paper.","PeriodicalId":372016,"journal":{"name":"Journal of Surveying, Construction & Property","volume":"14 1","pages":"0"},"PeriodicalIF":0.0,"publicationDate":"2022-09-30","publicationTypes":"Journal Article","fieldsOfStudy":null,"isOpenAccess":false,"openAccessPdf":"","citationCount":null,"resultStr":null,"platform":"Semanticscholar","paperid":"126019303","PeriodicalName":null,"FirstCategoryId":null,"ListUrlMain":null,"RegionNum":0,"RegionCategory":"","ArticlePicture":[],"TitleCN":null,"AbstractTextCN":null,"PMCID":"","EPubDate":null,"PubModel":null,"JCR":null,"JCRName":null,"Score":null,"Total":0}
