Factors such as insufficient population demand, the issue of industry bubbles, companies facing insolvency, and the global economic downturn have led to the closure of many private real estate enterprises and a downturn in the overall real estate market. Taking Yuexiu Property as an example, this study analyzes and summarizes its financial performance and strategic operational direction, in order to derive operational strategies applicable for real estate companies to cope with the new situation. The study found that the growth momentum of the real estate market under the new circumstances is insufficient, and companies cannot rely on high leverage to acquire more land reserves. 摘要

随着中国房地产行业进入快速发展阶段,房地产行业的风险隐患和问题开始显现。人口需求不足、行业泡沫问题、企业资不抵债、全球经济低迷等因素,导致众多民营房企倒闭,房地产市场整体低迷。本文以越秀物业为例,对越秀物业的财务业绩和战略经营方向进行分析和总结,从而得出适用于房地产企业应对新形势的经营策略。研究发现,新形势下房地产市场增长动力不足,企业不能依靠高杠杆来获取更多的土地储备。向综合开发运营商深度转型发展,实现业务链多元化,是当前形势下所有企业的最优战略。
