Kebutuhan akan perguruan tinggi meningkat dengan semakin tingginya penduduk Indonesia. Saat ini, banyaknya perguruan tinggi menjadikan persaingan diantara perguruan tinggi makin ketat dan mau tidak mau perguruan tinggi wajib memfokuskan kinerjanya untuk unggul dalam persaingan. Tujuan penelitian ini adalah untuk memperoleh kajian kinerja di Universitas Mercu Buana khususnya pengaruh lingkungan, budaya, dan motivasi terhadap kinerja karyawan. Jumlah sampel dalam penelitian sebanyak 71 karyawan. Teknik analisis data menggunakan analisis regresi berganda. Hasil penelitian menunjukkan bahwa secara parsial lingkungan dan budaya kerja tidak berpengaruh terhadap kinerja karyawan, sedangkan motivasi kerja berpengaruh positif terhadap kinerja karyawan. Berdasarkan hasil penelitian, perlu adanya pemberian apresiasi dan penghargaan kepada karyawan agar lebih giat dalam melaksanakan tugasnya.Higher education is the center of the pillars of the development of science, as well as the driving force of social change towards a democratic.
