摘要

基于2009年全国286个地级市房价和房价收入比的基本数据,分析了绝对房价和相对房价的空间分异格局、总体趋势、空间异质性和相关性。结果表明:1)中国城市房价存在显著的空间分异,其分布呈现空间聚类分异(东南沿海3个城市群与内陆城市)和行政层级分异(省会与地级市)格局。②绝对房价总体分化趋势和空间异质性高于相对房价。
