Even the relevant requirements of basic maintenance needs are no in-depth study. Therefore, this study will be aimed at the maintenance management of small-scale residential buildings to summarize and analyze the maintenance needs through questionnaires and interviews when the construction industry faces the owners' requests. Abstract

The main purpose of building maintenance management is to enhance the safety, value, use, and life of buildings. Integrating appropriately advanced hardware and software to conduct regular and preventive maintenance for buildings' and their internal facilities' effectiveness, functionality and service operations, and meet the needs and comfort of users via the most economical maintenance management process is an urgent demand for current building technology development. 建筑维修需求分析:基于建筑业认知的小型住宅维修需求分析
楼宇维修管理的主要目的是提高楼宇的安全、价值、使用和使用寿命。结合适当先进的硬件和软件,对建筑物及其内部设施的效能、功能和服务运作进行定期和预防性维修,并通过最经济的维修管理过程满足用户的需要和舒适,是当前建筑科技发展的迫切需求。建筑信息模型(BIM)技术的发展和应用已经覆盖了建筑的全生命周期,也包括了维护管理部分。但国内外案例多用于设计或施工阶段,以及大型或公共建设。不仅大多数人每天使用的居住空间很少有相关的研究,台湾常见的小规模住宅建筑也没有任何讨论。甚至对基本维护需求的相关要求也没有深入研究。因此,本研究将以小型住宅的维修管理为研究对象,通过问卷调查和访谈的方式,总结和分析建筑业在面对业主要求时的维修需求。期待在不久的将来开发出一个完整的满足用户需求的维护管理工具。
