Abstract

The author in this article examines the experience of profitable houses in pre-revolutionary Russia at the end of the XIX-beginning of the XX century and the problems of the residential real estate market such as rental houses in modern Russia of the XXI century. 十九至二十世纪之交的盈利房屋的经验和现代俄罗斯“出租房屋”类型的住房
本文考察了19世纪末至20世纪初俄国革命前的盈利性房屋的发展经验,以及21世纪现代俄罗斯租赁房屋等住宅房地产市场存在的问题。本文揭示了盈利房和出租房这两个概念的内涵,并展示了它们的发展历程。笔者以比较表的形式着重分析了俄国革命前的盈利房与现代俄国的租赁房的异同。由于目前这类住宅的建设有一定的需求,因此积累的收益性住宅建设和运营的历史经验对于现代收益性住宅的建设是必要的。这项研究的主要结论是,一百年来,在俄罗斯,一个有利可图的(租用)房子的概念并没有显著改变。与革命前一样,今天的出租房屋属于一个业主,并且是专门为收费出租而建造的,大多数是公寓楼。主要区别在于,现代出租房屋(大致)分为社会和商业用途,而房屋的结构发生了变化:国家,市政和(或)其他支持只假设用于社会用途的出租房屋的建设和运营,没有商业用途的好处(这就是为什么私营企业没有发展)。
