This study aims to investigate the effects of role conflict and self -efficacy on turnover intention through organizational commitment as the mediating variable on property marketing. This study uses questionnaire as the instrument to collect the data and it also applies Structural Equation Model (SEM) to examine the research model empirically. The respondents of the study are 195 marketing staffs who work in a number of property companies in West Java area. The results of the study show that role conflict and self-efficacy play role on turnover intention. A low role conflict will increase organizational commitment and decrease the number of turnover intention. Abstract
