本文主要对上海写字楼租赁市场的期限结构进行实证研究。以2005 - 2008年上海写字楼租赁市场成交的555份合同为样本,通过对建筑进行排序,并将样本划分为11个小的中心商务区,对以往研究中通常忽略的建筑质量和微区位进行控制。实证结果表明,上海市场存在向下的期限结构,但在研究年份间并不十分一致。
