摘要

物业服务模式创新是物业服务企业管理的基本手段。以中国温州蓝宝石物业服务有限公司(以下简称“蓝宝石物业服务”)为例,从转型升级的角度探讨物业服务模式具有丰富的研究意义。首先,本文基于物业服务在中国的发展,总结了传统物业服务的4E模式,保保洁、保绿化、保维修、保安全,并分析了存在的问题。其次,结合物业服务业的发展需求,提出了实现品质要求、实现愉悦服务、实现社会责任、实现绿色健康的现代物业服务4R模式,并总结了其基本特征。最后,结合上述模式在蓝宝石服务的实践,提出了针对产业转型升级要求的管理启示。
