For effective land management, the value of the land is one of the most important elements and needs to be presented correctly. There is a need for real estate appraisal in public transactions such as purchase-sale, lease, privatization, expropriation, consolidation, urban area arrangements, swap, build-operate-transfer models, taxation or insurance and banking transactions. Nowadays, various methods are used in the appraisal process for the real estate. There is no single method of valuation. The diversity of the methods stems from the basic properties of the immovables, the other properties of the immovable, and the functions of the immovable. With the developing information, communication and software technology, important applications can be realized in real estate valuation as in many sectors. Geographical Information Systems are used in real estate appraisal as well as in different fields because it makes more detailed analyzes using spatial and non spatial data and gives faster and more accurate results. In this study, the factors that may affect the immovable value in an area determined in Bolu province were investigated by using spatial analysis technique with GIS. Data for these determined factors were provided and raster layers were produced for each factor by distance analysis. Then, the obtained layers were combined and the areas where the immovable value could be high were determined.
