Meanwhile, real estate credit is mainly directed towards the high-end segment, but mortgage cash flow for social and commercial housing in the low-mid range segment is still insufficient. Consequently, there is an asymmetry between the requirements for meeting housing needs and household income. This study investigates the impact of attitudes, credit accessibility, and policies on individuals’ borrowing intentions in real estate transactions. Structural equation modeling was employed to analyze the data obtained from 889 Vietnamese respondents. The results show that policies and attitudes directly impact people’s intentions to access credit. Meanwhile, credit accessibility indirectly affects this intention. These findings can serve as the basis for financial institutions to devise secure, accessible, and efficient loan policies for individuals with legitimate needs. Specifically, lending institutions should improve the quality of their services and increase their assistance to borrowers. 摘要

贫富差距的拉大比以往任何时候都更加明显,这反映在居民的住房条件上。与此同时,房地产信贷主要投向高端市场,但中低端市场的社会住房和商品房抵押现金流仍然不足。因此,满足住房需求与家庭收入之间存在不对称。本研究探讨了个人在房地产交易中的借贷态度、信贷可得性和政策对个人借贷意愿的影响。研究采用结构方程模型对 889 名越南受访者的数据进行了分析。结果表明,政策和态度直接影响人们获得信贷的意愿。同时,信贷可获得性也间接影响了这种意愿。这些发现可作为金融机构为有合法需求的个人制定安全、便捷、高效的贷款政策的依据。具体而言,贷款机构应提高服务质量,增加对借款人的帮助。政府应制定更强有力的法律框架来解决公共住房需求,并有效监管房地产市场。
