摘要

最近,韩国各地区房地产价格的两极分化加深,引发了社会和经济问题。特别是政府为稳定房价而扩大对拥有多套住房者的征税范围,导致首都圈与地方之间的房地产价格两极分化加剧。作为监测区域房地产价格两极分化现象的方法,本研究以 17 个省市及所属行政区为对象,以 4 种房屋类型的 3 种房屋交易为基础,暂定名为 "区域相对房价指数"。其目的是通过计算 "区域相对房价指数",观察全国各区域房地产相对价格的变化趋势,为区域两极分化现象的相关研究提出新的方向。
