For this purpose, the effect of the exchange rate on house sales to foreigners has been examined. In this study, since the figures of house sales to foreigners by nationality were published as of 2015, monthly house sales data for foreigners covering the period of 2015-2021 were used. In this direction, structural break unit root and cointegration tests were used. In the model in which time series analysis is used, the dependent variable is house sales to foreigners, and the real effective exchange rate and house price index figures are used as independent variables. According to the Gregory-Hansen cointegration test results, it is seen that there is a long-term cointegration relationship between house sales to foreigners, real effective exchange rate and house price index. The analysis of the long-term relationship between the variables with a cointegration relationship was investigated with the FMOLS coefficient method, in which the structural breaks were included in the analysis as a dummy variable, and it was concluded that a 1% decrease in the real effective exchange rate (depreciation of the TL) increased the foreign house sales by 3.43%. 摘要

本文的研究目的是探讨实际汇率变动对国外住房需求的影响。为此,研究了汇率对外国人住宅销售的影响。在本研究中,由于按国籍划分的外国人住房销售数据是截至2015年公布的,所以使用的是2015-2021年外国人住房销售月度数据。在这个方向上,采用了结构断裂单位根检验和协整检验。在采用时间序列分析的模型中,因变量为对外房屋销售,自变量为实际有效汇率和房价指数数据。根据Gregory-Hansen协整检验结果可以看出,对外国人房屋销售与实际有效汇率和房价指数之间存在长期协整关系。采用FMOLS系数法对具有协整关系的变量之间的长期关系进行分析,其中结构性断裂作为虚拟变量纳入分析,得出实际有效汇率(TL贬值)每下降1%,国外住宅销售增加3.43%的结论。房价指数变量的系数在统计上不显著。
