Di samping itu, isu-isu lain berkaitan perumahan bandar seperti masalah pemilikan rumah, faktor pemilikan rumah, persepsi terhadap rumah yang dimiliki, dan sebagainya turut dibincangkan. Satu kajian berasaskan kaedah tinjauan menggunakan borang soal selidik telah dijalankan bagi tujuan tersebut di beberapa bandar terpilih di negeri Selangor, Kuala Lumpur, Pulau Pinang, dan Johor. Seramai 400 orang responden dari golongan berpendapatan rendah dan sederhana terlibat dalam tinjauan ini. Penemuan kajian menunjukkan bahawa faktor utama dalam pemilikan rumah di kawasan bandar ialah mempunyai sumber pendapatan tetap serta ketersediaan kemudahan pembiayaan, khususnya dalam bentuk pinjaman sama ada oleh kerajaan mahupun institusi kewangan swasta. Harga rumah yang terus meningkat menyebabkan usaha memiliki rumah sendiri dalam kalangan masyarakat bandar berkenaan menjadi semakin sukar. Hal ini disebabkan harga rumah masih merupakan antara faktor utama yang diambilkira oleh responden semasa hendak membeli rumah. ABSTRACT : The objective of this paper is to review the issue of housing among urban dwellers in Malaysia with special reference towards affordability to home ownership. In addition, other issues with regards to urban housing such as problems related to home ownership, factors contributing to home ownership, owners’ perceptions on the houses that they own, and others are also touched in this paper. For these purposes, a survey using a standard questionnaire was conducted in selected towns in the states of Selangor, Kuala Lumpur, Pulau Pinang, and Johor. A total of 400 respondents from the middle and lower income bracket groups took part in the study. Findings show that two main factors contributed to home ownership in the urban areas and these are having a stable source of income and the availability of financing facility, especially in the form of loans whether from the government or private financial institutions. As the price of property keeps increasing, efforts made to own a house by these urban dwellers become more difficult. This is largely due to the fact that the price of a house is still one of the main factors that respondents take into consideration when making the decision to buy a house.
