The relevance of the design and construction of buildings with an average number of storeys is confirmed by the demand for improving the quality of life, increasing the level of psychological comfort and environmental friendliness of buildings, taking into account the cost reduction. On the basis of studying the experience of foreign architects, the ways of solving the problem of designing domestic residential complexes and creating a comfortable environment were identified. The main tasks are solved by creating high comfort of the residential and public environment, competent functional zoning of the territory, uniqueness of space-planning and compositional solutions. The most pressing issue is the development of new standards that ensure the safety, comfort and convenience of people living, and the need for intensification in the construction of housing related to architectural, spatial and compositional solutions in the design of multifunctional residential complexes. On the basis of identifying and combining factors, relationships that affect the development of residential complexes, the basic principles of architectural and spatial organization are formulated.
