In the present paper is modeled the behavior of a building, divided into different thermal zones with intermittent occupancy. A separate pre-processing program based on the building structure, material’s characteristics, and geographic position is firstly executed. It is presented the mathematical model used in the optimization scheme for the windows, walls, floor, and ceiling and part of the numerical results for the heating systems, ventilation, and air conditioning for a personal building. As the main step for the input data is selected the functioning plan, scheduled based on the owner program, a residential building. The management is finally dedicated to optimize the building energetic consumption.
