The objectives of the street-housing redevelopment projects are to maintain existing street systems and redevelop housing by small units, as an alternative to the large-scale housing redevelopment by the expropriation. Residents, however, do not seem to support the new projects since they are satisfied with their current housing, have difficulty in raising funds, and are uncertain about proceeding with the pre-arranged. Despite these barriers, residents may support the projects if project charges can be lowered by the reduction in each resident’s share and the increase in supporting funds. Abstract

活化街道住宅改造项目研究:居民需求调查分析
摘要本研究旨在介绍2012年《条例》修订中采用的“街道住宅”改造项目,并通过调查居民需求来推广这些项目。街道房屋重建项目的目标是维持现有的街道系统,并以小单位重建房屋,作为征收大规模房屋重建的替代方案。但是,居民们对现有的住宅感到满意,而且在筹集资金方面也存在困难,再加上事先安排好的项目能否顺利进行,因此,他们似乎并不支持新项目。尽管存在这些障碍,但如果可以通过减少每个居民的份额和增加支持资金来降低项目费用,居民可能会支持项目。本研究提出了新的可行的项目实现方法:选择合适的场地、吸引居民参与项目、降低项目收费、消除合作开发的障碍。关键词:街道住宅改造项目;居民需求调查;活化
