At the same time, the model is verified by using the data of the first-hand investigation. The results show that the calculated data of the model is in good agreement with the actual data. The results show that the system dynamics method can effectively simulate the influence of various factors on the decision-making of the commercial complex. 摘要

消费者购物行为的影响因素对商业地产企业的后期绩效起着关键作用。在分析顾客惠顾影响因素和商业综合体选址决策影响因素及其相互关系的基础上,建立了顾客偏好对商业综合体选址决策影响的因果关系图和系统动态模型。并引入顾客主观因素对原有纯客观因素的选址决策模型进行优化。利用系统动力学建模工具Vensim实现了该模型。同时,利用第一手调查数据对模型进行了验证。结果表明,该模型的计算数据与实际数据吻合较好。结果表明,系统动力学方法可以有效地模拟各种因素对商业综合体决策的影响。作为模型的预测,探讨了城市商业综合体决策的关键指标,并提出了应采取的措施,可为城市商业综合体选址决策提供参考。
