The impact of aging is not only reflected in the effect on economic growth; their demand will also be magnified with the increase of the elderly population. This paper finds that Henan has a profound degree of aging and a fast development by analyzing the national census and the data in Henan statistical yearbook. Through modelling and regression analysis, it is also found that the increase of the elderly population has a significant positive correlation with the demand for real estate. Combined with the facts, this paper is based on the China Aging Scientific Research and proposes to real estate developers in four aspects: hardware facilities, living conditions, software services, and surrounding facilities. 摘要

老龄化是中国面临的人口问题。老龄化的影响不仅体现在对经济增长的影响上;随着老年人口的增加，他们的需求也将被放大。本文通过对全国人口普查和河南省统计年鉴资料的分析，发现河南省人口老龄化程度深，发展快。通过建模和回归分析，还发现老年人口的增加与房地产需求存在显著的正相关关系。结合实际，本文以中国老龄化科学研究为基础，从硬件设施、居住条件、软件服务、周边设施四个方面对房地产开发商提出建议。期望本研究能够提供合适的养老院，以满足老年人的生活需求，减轻老年人的压力。
