We select the subject of the study in Setagaya-Ku, one of 23 districts in Tokyo, Japan, as a microscopic perspective. For using OLS regression, we employ ‘monthly payment per unit area’ for the dependant variable while we classify independent variables as three fields: service characteristics, real estate characteristics, and facility characteristics. We develop three models which perform sequentially adding characteristic groups.
